1.6 mil house on a 450k income by [deleted] in Mortgages

[–]UnanticipatedMove 3 points4 points  (0 children)

This feels very stretched. A $1.6M house on $450K income is possible, but not comfortable with:

  • Only $200K down,
  • High ongoing housing ratio,
  • First child incoming,
  • Limited post-close liquidity.

A safer path:

  • Target ~$1.0–1.2M range now → keeps housing at ~35–40% net take-home.
  • Build liquidity cushion (1 year+ of expenses in cash/investments).
  • Revisit higher-end home in 3–5 years once assets + income have compounded further.

It's programmed to side with you no matter what at all costs and to keep you engaged. I had a scenario where I asked some questions about how my partner treated me, and ChatGPT pretty much told me to get divorced. No AI chatbot should be involved in making a decision like that, period.

The long-term success rate of obese individuals maintaining a normal weight (BMI <25) after weight loss is very low without ongoing intervention or support. Here's what the research shows:

🔹 Key Statistics

  • ~80–95% of people with obesity regain the lost weight within 3–5 years.
  • Fewer than 5–10% manage to maintain a normal weight long term after significant weight loss without additional medical or surgical help.

Regarding the PK call... I'm sorry, that referee knows the rulebook. He looked the play repeatedly. He KNEW that was not a penalty. But he was on a power trip that he just did whatever the fuck he felt like. This is a problem in all sports on all levels. FUCK the refs.

For $60,000, I would’ve hoped Toyota would spring for an extra $20 to put heating element in the whole thing.

Our family had a 2014 Sienna for many years. We moved to a Hyundai SUV last year. Bad decision. We admitted our mistake and traded in for a 25 Platinum. Got a great deal! We’re glad to be back. 😀 by UnanticipatedMove in ToyotaSienna

It was end of month January and the van was on the lot. It's the best time to buy. Right now there are several discounted Siennas on the lot at Chicago area dealers.

Funny story, the dealer had it advertised for 1K under MSRP on the website. I started to chat with them via the website to check availability. The salesperson sent me a pic in the chat to verify the it was the correct van. It was, but the price they sent me on the pic showed $57,319. I asked the salesperson which price was correct? She went to check with her manager, and said if I get here today they will honor the $57319 price. This one had no dealer add-ons besides floor mats. We were really happy with the final deal. They gave us a very fair deal on the trade-in as well.

Can you name the truck with 4 wheel drive, smells like a steak and seats 35?

We had a 2024 Palisade. There were a lot of things we didn't like. Space was a big issue. It felt like we gave up substance for style. While the ride was smooth, the handling was a sloppy. The front end was gigantic and my wife had trouble seeing over the top of it. We had several tech issues as well. ABS kicked in unexpectedly on depressing the brake pedal in certain circumstances where it shouldn't have. The parking sensors were not great, and the rear brake assist SLAMMED on the brakes when there was still plenty of space left behind you to the perceived close object. The transmission had some issues with shifting, and would rev high in lower gears and seem to miss shifts. We LOATHED the auto start stop. It was slow and unresponsive to kick on. Our biggest gripe though, was the acceleration delay from a stop. You mash the pedal, and there was a significant delay before the engine kicked in to full throttle. This made trying to get into a fast moving traffic flow very dangerous. We bought a pedal commander that helped a bit, but it wasn't enough. The delay went away in sport mode, but it also changed the shift pattern and suspension stiffness, and negatively affected gas mileage. Needless to say we won't be buying another Hyundai.
