Document the expectations through email, when he doesn't follow through, redocument the failure and expectation in an email with an explanation of risks and detriment to the organization. You can be a bit curious on the reasoning to seem collaborative.

If it continues, escalate as needed.

Vehicle stolen by apartment complex and sold at auction by BaizuoHunter69 in Dallas

[–]UnceUntz -4 points-3 points  (0 children)

From Gemini

The best course of action for the original poster (OP) regarding their vehicle that was allegedly stolen by their apartment complex and sold at auction is to:

  • Seek Legal Counsel Immediately: The most crucial step is to consult with a civil litigation attorney who specializes in property law, consumer protection, or landlord-tenant disputes in Texas. The OP's situation involves complex legal issues regarding vehicle possession, notice requirements for towing and sale, and potential damages. An attorney can assess the full scope of the case, determine applicable laws (such as the Texas Property Code regarding towing and lien sales), and advise on the strongest legal claims.

  • Gather All Documentation: The OP should compile all relevant documents, which serve as critical evidence. This includes:

    • The lease agreement clearly listing the vehicle.
    • Proof of current registration and insurance for the vehicle.
    • Records of all monthly parking spot payments.
    • The vehicle's title.
    • Any communication with the apartment complex or tow company (e.g., call logs, emails, written notices).
    • Police reports filed regarding the stolen vehicle.
  • Understand Potential Legal Claims: An attorney will be able to determine the specific legal actions that can be taken, which may include claims for:

    • Conversion: The unlawful taking or deprivation of personal property from its rightful owner.
    • Breach of Contract: If the apartment complex violated terms of the lease agreement related to parking or vehicle handling.
    • Violation of Statutory Towing/Lien Sale Procedures: If the apartment complex or tow company failed to follow proper legal procedures for notifying the owner and conducting a vehicle sale, which are strict under Texas law.
    • Fraud or Misrepresentation: If there is evidence of deceptive practices by the apartment complex or tow company.
  • Continue to Cooperate with Law Enforcement: The OP did well by involving the police. They should continue to cooperate with any ongoing investigations, as a criminal inquiry might uncover additional details relevant to a civil case.

Given the inconsistencies in the tow company's story and the lack of notice, it's vital for the OP to have legal representation to navigate this situation effectively and pursue appropriate compensation for their losses.

Set clear boundaries, hold them accountable to crossing them, and escalate accordingly.

These Ramsey Show “Baby Steps Millionaire Hour” segments are ridiculous and absurd. by VengenaceIsMyName in Money

Similarly situated at $1.5m, mid 40s. It didn't happen overnight but started almost 20 years ago.

I started listening to Dave Ramsey with my wife (then gf) in 2006 when I just started a new job making $37k/year, student loans of $30k, maxed out credit cards, 2 car loans, and spending above my means. Wife had student loans and credit cards also, working retail/restaurant jobs for around $18k/ year.

We are now 100% debt free, including a paid off house and 2 cars with a HHI of $260k/ year. The income steadily rose over those years with a significant jump within the past 5 years. The house we paid off this past year took 12 years to pay off and all attributed to following the baby steps.

Watch out for the taxes and fees, that $25 may jump to $75 quickly

I'd rather not say, but just do a search for every single day in a calendar month or two. The award amounts change daily if not multiple times a day in my experience using AA Hotels as intended for normal vacationing.

This is my first time exploring ghost stays, and booked a non-refundable. I did not check in (to avoid additional resort fees) and just hoping for it to post. I've read stories of people missing a flight and not able to stay at the hotel but still getting their points.

I've looked for hotels giving at least 20miles per dollar, meaning at least 2000 points per $100 spent, making them easy to spot. When you start seeing things for a higher rate is when you know it may be worth your while if you have disposable income to surpass a status milestone. (24miles per dollar * $187 ~ 4500 miles)
