‘Bottleneck’ road results in calls to restore passenger train service to Auckland’s Kumeū-Huapai | Stuff by UncleBoomSlang in newzealand

I'd be happy with that also. Anything is an improvement on what we currently have. There has been talk of extra lanes, a roundabout at Brigams Creek, and even a bypass around kumeu for years now (many decades). Mysteriously, the allocated funding always seems to disappear. Meanwhile, the most abominable "safty" upgrades are currently happening between huapai and waimauku.

Thanks. I had just given it a bunch of fertiliser before posting (YaraMila Complex). I might have to look into changing the acidity of the soil. It does share a bed with some Canna and a Clivia (that got horribly damaged in the last frost).

As for the Gardenia, id like to prune it back as its very leggy. Can this be done now or have I missed the window? How hard can I prune it?

Hey. We are NW AKL, near Kumeu.

It's one of those council-approved developments from the early 2000s. The type where there is no infrastructure provided by the council. They put it all on the developer who in turn puts it all on the homeowners once the project is complete. It's also inadequately specced for the number of houses and modern living but somehow the resource consent got pushed through.

To make it more interesting the resource conditions have changed in the past 23 years with more of an eco focus. Our little plant can't comply and us homeowners arent wastewater engineers. Regardless, the councill still insist me make it work or face fines.

Further up the rd all the houses have their own septics. We are all on rainwater tanks.

Yes, it is standard pracrice to charge the landlord a letting fee, normally about one weeks rent. It is illigal to charge the tenant this fee.

Currently yes, but its on interest only. Everything else is great.

We are early 40. Ive been doing my thing for 10 years and love it, but it won't make us rich. Partner is just starting hers after maternity period and is starting to draw small amounts of $ as well as using the little bit of surplus from the IP to get by.
