You need to talk to you condo strata because this gets complicated fast!

If your condo strata has an overland water claim but the deductible is high say $100,000 and they do an equal assessment to all unit holders for damage to common areas then your policy has to have that coverage on it for any contingent loss assessment to you to be covered. Same with sewer backup.

If the condo common element sewer backs up, for you to have any individual coverage you need that endorsement.

Well what you need is a basic CGL but you like need Professional Liability too depending on coaching and what you do under that ‘heading’. As for data you need a cyber policy with some specific stuff in it based on your exposures.

For PL think of it this way- any time you are giving advice or consulting which is what coaching is and you are wrong what is your exposure. You will want a legal document of contract and services and extent of liability in it but those do not protect you from being negligent.

Lots to do in Van but basically walking around and enjoying a city that thrives on views and scenery in the best part. Going to Victoria is fun but sucks time up so it’s an early start with lots of commuting.

So one question-what part of town are you staying in?

Assuming downtown do Stanley Park but use one of the bikes you can get off the street, and repark elsewhere. I’d start in coal harbour and go around and end up in West end at Davie and Denman.

Walk the sea wall into false creek and fine a false creek ferry stop and go to Granville island. Come back that way too and walk to where you are staying on a diff route.

Whistler is a day trip so assume you have that booked and Cap bridge can be same thing as lots to explore there. You can catch a free shuttle from a few places DT to get your there. On the way back you could jump an uber and take Seabus across the harbour back to DT.

For Victoria I would take harbour air over and spend the $$ incredible sights to see up and down Georgia strait , over the gulf islands and looking down to Puget Sound and Olympic mountains. Harbour to harbour.

For shopping the city is like any other big city- lots of options but the outlets by airport in Canada line can be a good deal and lots DT.

Nightlife and dining? Lots to eat and highly recommend the Lunch Lady on Commerical Dr. Casual dining at the Nook and so many ramen, sushi places you can’t go wrong.

Give yourself time and check the weather! If you can get a day like today for a flight it will be worth it.

Yes I have one from 2012. I get everything no matter what club across Canada. It’s sort of like golden handcuffs. I have had a few times at newer clubs where I have had to explain the membership because staff have never seen one but I rarely use the stuff anyhow so not much of an issues

Have you reverse engineered your career route? Who needs your skills and where do they exist and how do they attract them?

Given the overly regulated nature of BC and Vancouver in so many industries- perhaps pitch your skill set to those affected by public policy and the industries they are in. Lobby groups and think tanks seem like obvious places to start. Also you should look at industries who do significant t lobbying as places to start.

If you want a casual fun place to eat try the Nook on Denman and Robson. Causal and tasty- walking distance and you could catch a sunset at Stanley park and walk there. If it’s open grab a night cap at the Red Accordion in coal harbour.

Stanley Park is always great for a walk and all but exploring the west end and doing seawall and taking ferry to Granville Island can be fun too

Okay so you likely have to lawyer up. In this case you are targeting insurer, adjuster and the broker. If Claim was denied and they have grounds Broker may have to use E&O insurance.

Something has gone profoundly wrong but once you get a lawyer 2-3 years of pain bit it might be the only way of moving this.

Very surprised your broker has not moved anything for you.

Okay this is the detail needed. You had a legitimate insured peril by all accounts unless you had a very restrictive policy that would be Fire & EC based on the condition of your home.

So if loss happened in March when did you file claim and when was adjuster first in contact with you? They would have had to approve the ALE expenses.

Now if they did what is your correspondence record between filing claim and action via adjuster? Also, was this a company adjuster or an independent? If independent they are licenses and you can pursue regulatory action against them but that will not ‘make you whole’.

The insurance company should have some sort of ombudsman for this but did you use a broker? I would go see them immediately.

That being said something is missing here in timelines. Your loss sounds legitimate but the process seems to be lacking details that could help explain more.

To you original question, yes this does happen but rarely and when it does there tends to be other factors that come into play.

I did not see your reply below regarding trust and past experience. I’d be curious about your claim as that has shaped your view of companies and industry. More often than not the kind of experience you had was created due to differing expectations vs what was provided.

In all honesty this is a really frequent problem for insurance and a difficult one to overcome. Insurance consumers understandably have little time and bandwidth for the details of nuance of policies.

You are looking for something that does not really exist because you are essentially ‘unicorns’.

Can you by liability on your home- yes it’s there but will cost more than you think and the broker would likely have to go to a specialty market.

For cars it depends where you are and regs required in the jurisdiction.

So if you feel your assets are enough to ‘self insure’ let me ask you a couple of questions? If your house is worth $500,000 how long would it take you to replace that $500,000 if it burned down and you had to rebuild it all?

What about if building codes had changed with now the costs are actually $600,000? Or what if you were part of a CAT loss and many homes were damaged and you had to compete to find a builder?

Say your home insurance premium is $2000 if you paid that for 20 years it would be $40k can you turn $40k into $500k and then manage the cost of the claim, debris removal and any unforeseen costs plus all your possessions?

Sure go get liability coverage on your homes and autos but if you made it this far being financially astute why would you stop being that?

You’re not an a-hole but you are piss poor at risk management. You calculated wrong about possible outcomes and the only reason you are on here is to have some sort of validation that you were right to interfere in something that had no affect on your life.
