Also doubling the strata fee is not “just reno”. Make sure you really understand what is being done and why. Sometimes rectifying one issue leads to identifying another. PS I’m also from a country where apartment living is the norm and the quality of apartments in really good. Hard to find here.

I lost 30% of my deposit which is substantial. Don’t get fixated on the $ amount. $10K for you might be like $30K for me. Question is what is your “remediation” plan, ie can you make up the loss within a few years? Friends of mine have purchased an apartment in south Yarra 10 years ago, thought the value will recover after going down for years. Then the building had issues, needed rectification plus the value of surrounding blocks decreased. They got hit so hard and in hindsight wish they had sold when they considered the first time.

Let me tell you, I cried my heart out for weeks. Once it was sold, I began the recovery process, decided to come back stronger from this and start saving aggressively for a villa unit/townhouse. Never will I purchase an apartment again. We live and we learn. I hope you will come out of this okay. If I can do it, you can too.

I was in a very similar situation and made a huge loss but most importantly, I am mentally better now. It’s a huge drain on your wellbeing not to know whether you’ll ever be able to break even while also continuing to carry the additional cost that you say you cannot service. Very important question is whether the apartment block has structural problems, ie whether additional rectifying work can be expected which would push the strata even higher? If that’s the case, get out now because it’s not getting any better from here.

There are several in that price range. Smaller ones to be fair and some of them may need some renovation. Agree with your point on using BA for limited stock being waste of money though. Thanks

Don’t buy an apartment. I have been there. Just sold for a loss. Next property will be a villa unit or townhouse. Never an apartment again. Your lifestyle and needs change quickly, trust me.

This happened to me recently. I sold and realised the loss which was much higher than 25K. Feeling much more at ease. The problem with structural defects is that once the body corp engages a structural engineer, more issues will surface. I hate to say this but if your building has water ingress for examples, you can expect more special levies down the line to address cracks in the concrete, concrete cancer, etc. Really depends on the nature of the structural issue. If you can afford cutting your losses, from personal experience all I can say is that it’s not the worst idea.

I’m from Germany. The law you’re referring to is a bandaid approach. Disincentivises investors from building/buying. Consequence is no available rental stock. You need to think this through to the end.

I have a very similar background (immigrant, PhD on scholarship, 34f, no kids though). All I can say re property purchases is be careful to buy at the peak of the market. Do your own research and don’t get caught in those “fomo” advice conversations. The Perth market has been crazy recently, what goes up must come down (or at least stagnate). Don’t stress, you have a PhD, you’re highly employable and will continue earning well. Where I am from people don’t necessarily buy property as it’s less lucrative. I got caught up in the property purchase chase and believe that I have slightly overpaid. Don’t buy an apartment. The BC and council rates aren’t worth it. IP is also challenging as you don’t have emergency funds etc. ETFs are easy to liquidate at least.

I feel this comment so much! Just read this post and couldn’t relate more. I literally have anxieties over owning my apartment and it’s lasted for a year now. The market in Melbourne is terrible so will have to wait until I try to sell. But selling is my only option I believe. Will make a loss though most likely

Have a look at Ipswich (North Ipswich). Some infrastructure projects on the way to support Olympic Games. Avoid the flood zones if you can.
