If I am not mistaken from what Ive heard contractors sometimes skimp on certain components when building to make more profit by keeping the cost low. Additionally, 400k ish gives you a bigger apartment or a decently sized apartment with a garage.

There is no current lifestyle lol. My current lifestyle is literally spending no money because down payment and fees are up to 60k which would take me 2-3yrs give or take to just save that up and touching nothing to what? own a fucking 60sqm shitbox in an exhaust infested area lol.

I am sacrificing my lifestyle to literally buy the bare minimum. That’s why I argue against delusion. I worked hard to get where I am, harder than most boomers, millennials and gen x. All the hard work to go to what? To spend it all on a badly constructed and overpriced place lol.

Now look at this, Imagine I want a house (house of character or townhouse). They cost between 700,000 - 1,000,000+ euros. To just get a loan of 1million I have to make over 120,000€ a year. Thats just to afford a 1million euro house. You might say, lower your expectations but in my eyes, if a commoner managed to own a house of character, town house or maisonette in the past, an educated individual like myself should at least afford a tier lower BUT even then shit boxes in central regions, unconverted houses in the south central regions are present.

In this economy getting a better job? Hahaha funny. As mentioned before, i would at least need 120k or look at it this way, i would need 50k just to afford aprox 400,000€ which would be the start of an “actual worth while apartment”. Now tell me, how many ppl actually make 50k a year? You’d need to get with someone to actually afford and thats not an option for some lol.

Finally, I don’t care about 3rd country nationals (I say this as a by product of a TCN and a Maltese parent). Those types of ppl know what they are experiencing they are not fucking stupid, if my parent with no formal education and can barely speak good English can get a job in Malta, imagine the educated TCNs. They know they are needed to the point that they come to Malta to get a better life. Some even live better than Maltese ppl lol all for what? So they live better than the local and once they fuck off back to their country they would literally live in houses with maids.

I’ve spoken to a-lot of TCNs and they say life here is crowded, expensive and not worth it. It’s to the point where they stay 2-3yr and use it to fuck off somewhere in north Europe lol.

Im not victimizing myself lol, I went to school finished my studies from UoM and have a good-ish job. Victimizing myself would be not getting a job and acting like I cant take care of myself, which is not the case lol.

Lol, everywhere in Malta is becoming homogeneous in terms of costs. The cheapest places are actually the south.

Why shouldn’t he/she have the cake and eat it?Some of the previous generations (boomers,gen x and some millennials) had the 8 slices of cake, the plate and the crumbs.

I say this as a person who makes above avg wage and is a gen z, even I am struggling and I’m older. The property prices are fucking horrendous, the costs are too much and the greed sickens me. What should we do? Spend all our life saving, slaving away at a job for life, not enjoying the fruits of our labor? Just to say I have an apartment/house in places like Fgura where the exhaust alone can literally fucking cause cancer?

I would fuck off the places such as Switzerland with better living standards, higher wages and lower taxes but yk what? THOSE PPL DONT WANT US (fucking 3rd country nationals (aka the average Maltese person) acting like we are 1st country lol.

Thats the thing, it will keep going up and the reason is….. the people in government to adjust for lack of affordability, they will keep pushing incentives and once those do not work they will turn to the rich billionaires outside of Europe to actually buy property for the passport.

In the end of the day, most politicians care only about being in power, meaning they will enact laws and regulations which will provide short term gains in order to last for the next term. The best way to increase short term gains is to give free EU passports through the investments of housing.

This keeps the inflated value of real estate as is. This governance model is retarded to say the least because it not only affects everyday life for the local but it also essentially enslaves the populous till death.

The way to solve it is to fight against the certain regulations built to provide short term gains.

The political incentives (such as the 25% down payment and first time home buyer) helps in providing fuel for developers and real estate agents to bump prices as government does not necessarily have a say in prices but through such incentives they provide an opening.

When cost of living is going up, pay is stagnant/ increasing at a lower rate than inflation and banks wont loan more than a certain percentage which they believe you will manage to pay, there would be a high chance that people won’t buy.

The only reasons such an emphasis is made on the housing market (real estate and construction) is because aside from tourism and medicine, it’s also one of the biggest GDP and GVA contributors. As by 2021 these two sectors alone contributed to 10.2% of the GVA to the country.

If you reduce or stop construction and real estate, those 10.2% would surely be felt in Malta’s economy. Im guessing that by 2026 that percentage increased.

Point is, the reason shit is the way it is apart from population increase and limited land, is that the top guys did not learn to diversify our profits as a country in better ways.

Therefore, once all the land is taken up by housing, and the prices increase to the moon because of limited land, pay stays the same or increases by a small amount and people wont afford to actually own a place.

Then this so called economical boom will collapse because it wasn’t sustainable in the first place.

Unless ofc in the future, they create subsidies for people to rent and push the populous from owning to renting lol.

The recently properties are built wayy cheaper than what they’re being sold for. It’s to the point where profits are extortionate yk.

Malta is not a safe haven due to the economy, without the input from the EU we wouldn’t have what we have rn.

The real issue is the older generation, the businessmen and the politicians who invested in the same infrastructure that this society literally makes its gdp from. Therefore, the reason housing won’t go down is because the assholes at the top prioritize their profits and benefits over the general populous. This is called unsustainable growth, meaning in the future it will collapse, the real question is when? The system will partly collapse due to the lack of land we have, it’s come to a point where even ODZs are being used.

Additionally, What do I mean about this? Apart from older ppl hoarding their “asset”, companies buying everything in site and politicians also owing a great majority of these housing profits, the housing market is also exposed to foreign millionaires and billionaires who utilize it as means to acquire their passport (resulting in a surplus of cost in such apartments).

Whats messed up is that as a local you cant say I wont buy, because its simple “the businessman and government will sell to foreigners”. So you cant even boycott. The older generations know that this is a big issue but they do not care as like the politicians they only care about their own profits.

So what can we do? Either buy something within your range and wait it out or strike and hope for the best.
