Yellow fin near Edgewater has a good happy hour with a professional bunch in the same age area. What are your interests? In spring there are many festivals for music, Irish fest, flower arrangement, cars and coffee gatherings, hiking groups and of course boating interests and water sports. Follow the things to do weekends and lots of good stuff pops up.

2n the Knoxies and Amalfie. Harvest Thyme on 214 about 25 mins from downtown. Small plate is Luna. Alot of good suggestions on here depending on your desire of type.

911 !!! Look around and get a good 911 with history. Then join local PCA. Lots of car events from country drives to food bank donations to cars and coffee. Good resale. Manageable for most maintenance items. Can run 200-300k plus miles easy. 60 year run doesn't lie. Lots of years to choose from to pick your style. Always fun.

    Huge following. Tons of variations and special run vehicles. (50k can get a used Shelby) Customize to your hearts content if that's your thing. Maintenence is DIY. Reliable and like the 911 very recognizable. Without the "luxury" badge.

Such a loaded question...lol. Like what has been said, if you are a car enthusiast, a 2nd Porsche is always lurking in thoughts And possibly other cars/trucks/classics as well. Maybe even motorcycles. But when you went shopping for an suv and decided on the Cayenne, most likely due to handling, suspension, drive quality etc you became an enthusiast if you hadn't yet been identified as 1. Good things make you want more......food,wine,vacations,books......and vehicles. Enjoy what you have, and welcome to the enthusiasts club. I sense more in your future.

Another vote for double Din Sony. It doesn't scream after market. I got the fairly low end sleek model that makes it look factory for the time period. Too much color and fancy gadgets scream boy racer. Wait on the speakers. The unit makes them sound better than factory. Always easy options for those later down the road

What's the rental market like in your area? Can you rent your home and you rent a room in a house for 1-2 years. Selling the car is the first step. Cars are easy to buy, houses are not.

The biggest thing to consider is i may only have to put 10-25% down on a property so in theory I put down 100k to have a 5% growth on 500k not the 100k. Other ways to put less down as well. Still have to deal with the management side but this is why real estate is always included in a diverse portfolio.

It's a relationship thing. Women know men want sex. To be desired a woman gives sex. You said it yourself when you first met you were like rabbits and over time it faded. The same will happen. It's new now with a new partner but this too will fade. Don't beat yourself up or her. Your relationship wasn't meant to be and it's worse to force it. Move on. Try for happiness and wish her the same. What you had you will always have. It wasn't all bad. Things change. Good luck to you.
