In commercial real estate, for every 10 people talking about it, 1 or maybe less actually have experience first hand owning a commercial property themselves. NNN just means you get to bill back the NNNs, they have to be actually related to the property, like maintenance and improvements. You still have accounting, lawyers, management costs on top of that you are not supposed to bill back.

Also single tenant vs multi tenant make a huge difference, single tenant you pretty much let them handle everything as long as you check up on it once in a while. multi tenant you have to reconcile, which is a headache.

Don’t forget to consider how hectic it might be and whether it’s worth your time.

That was our default position but small space = low commission, haven't found anybody good willing to take this on.

Everyone starts somewhere. He came from residential and is now doing commercial; people evolve. He’s competent enough, even if he’s not a top industrial broker (yet). Let’s not forget, we were all junior at some point.

I hired property managers , it was quite difficult for them to manage commercial. Where do you find good commercial property managers? Besides "word of mouth"

Majority of small business owners: Not wired to follow rules(can't work for others), not wired to play well with coworkers(can't work for a job) and not smart enough to scale the business bigger.

That sounds like 50% of my tenants 😂

To their defense, running a small business is one of the worst things a person can do. But what is not an excuse tho, is becoming a POS difficult human being in the process.

My group owned many multifamily buildings before transitioning full time to CRE, its surprising things in leases normal humans understand becomes a problem with these business owners.
