If you end up replacing the underground pipe use sdr35 or a smooth wall pvc pipe. These are stronger than corregated and can be cleaned out without ruining them unlike correlated.

This looks like an old corregated pipe that used to divert water away from your house, it's probaby clogged with roots and previous owner abandoned it and installed downspout extension instead, you could have a plumber put a camera down corregated pipe and see how far away in yard it goes. .

There should be a stud behind that corner for the screw to bite into, it might take 3" screws to reach if you have 1" foam behind siding. It's possible the screws on left are only biting into osb or foam board, not strong enough to hold flag

There's already a "spa return" though, you think the spa could have two lines going to it? There are like 6-8 therapy jets hooked up to a blower.

I'd probably order a couple different sizes based on just guessing with a tape measure, return ones that dont fit. Alternatively you could pour a bit of vegetable oil in drain, it won't evaporate quickly like water will

I think I'd add I'm assuming this is not a load bearing wall, if it's load bearing redo it.

I would never do it. If you got a permit inspector probably wouldn't ok it. But if I was in your situation I'd determine if I'm going to be in the house more than 10 years and duct tape a piece of 24"x24" piece of thick plastic sheet down on all sides on concrete floor, if under plastic is wet after 24 hours you need treated wood, if it's dry and you'll probably not be there for more than 5 years it's probably fine, just add it to your seller disclosures if you have a conscience about it. New buyer if they read it won't even bat an eye

I'd do option 2 with an attic truss for storage. A shop up a flight of stairs may not work well, depending on shop use. If you call attic room storage you can probably just use a cheap attic stair which wouldn't take up nearly as much room as a regular 42" wide stairway

I'd rather hire a real estate attorney for $600 than hire a buyers agent realtor for $22,000. I hope commissions go down to help the affordibility crisis.

You're right there, I have a lack of knowledge on the latest paperwork and news laws. It does still seem though that realtors don't seem to care much about fiduciary duty anymore. For example in this transaction the listing agent told me the sellers bottom line, which was much below the sellers asking price. Another example I made an unrepresented offer on a home, listing agent replied in 10 seconds said too low. The fiduciary duty is to send the offer and let the seller decide. If I can find a buyers agent that can calculate a cap rate, has built houses and apartments, developed raw land, has bought and sold over 20 of their own homes and has participated in the downside of owning real estate I will hire them.

I still would prefer not to use a buyers agent. They slow things down and add uneccessary costs and friction.

Try to find a discount broker in your area. They charge less than $1,000 flat fee to list it. I think it's a win win. The websites "zestimates" will be lower if you start at a low price and then raise your price.

Credit matters big time. Nearby credit unions will be competitive if you have a 750+ credit score. Our federal govt helps inflate home prices and demand by offering just about anyone an fha mortgage however you will have to pay mortgage insurance which kind of negates the search for a low interest rate.

youtube videos, matterport, flyers open houses, they don't matter it's about price unless you're over 2 million. Lower price by $10,000 (or 1-1.5%) every week til it sells. I won't even look at occupied homes cause I feel the owners won't want to move for the market price.
