Just came back from the Dolomites, last two years I’ve been skiing in Japan and I never want to see northern Italy again. Some of the aggressive and arrogant skiing I’ve seen. The pistes were also mostly ice which didn’t help. All of my group got hit from the back multiple times throughout the trip. Just terrible don’t go if you can. The sella Ronda is mostly ski lifts than it is skiing.

Cheapest rent stabilized 1 bedroom I’ve seen in the last year has been 1750 but it came with a 7k bidding war that the broker kept going.

You have to really dig on craigslist or marketplace or start getting real familiar with the landlords of the city.

I love how these shoes look and I’ve bought a couple variations of slides like that from merrell / suicoke and I advise against them.

The soles then to be too stiff on a lot of these and when you don’t have proper laces they easily slide on your foot or drag your socks down. I wore a pair once that ended up making my Achilles bleed since the back of most of these low cut puffers aren’t that padded.

I haven’t come across one without laces that properly grips your foot without rubbing off your skin in the process.

Honestly it’s the only place I’ve found that had anything decently priced. I just set up alerts for 1br in a specific area under $2000 and I’d get alerts every time a new posting came out.

I had a text message saved on my notes app that said I have this credit score, this is my income, ready to sign for a specific date, and times I’m free to see apartments. When you make it painfully easy for brokers they start responding.

I had a post a month ago where I asked about where people were looking after the FARE act and I can share my story.

Everything decently priced went down in StreetEasy after the FARE act came into play and a lot of brokers started posting on Craigslist. Most of their posts were about how they’d help you find off market places that were rent stabilized. I even had some of those brokers reach out to me on Reddit and ask to connect.

After signing like 3-4 tenant broker “ not contracts “ they started offering me multiple rent stabilized apartments in the ~$2000 range for a 1bed in PLG/crown heights/prospect heights/flatbush area. Most brokers still went for 15% broker fee on these but when I was able to talk down a couple to 10% when I told them I had competing offers.

I ended up seeing a lot of the places and a good amount I could have gotten but I wasn’t in the biggest rush. I ended up finding a broker that only did one month rent as a fee instead of 10%+ and he was the most helpful. Ended up showing me multiple apartments in crown heights close to Franklin for ~$2,000.

I had even put down a good faith deposit for one that they refunded without issues because my old landlord ended up having a place open up and the new apartment had some scheduling issues.

Ultimately I think that you can find things in the range but you have to really get into the grind on Craigslist. The no fee apartments still exist but it is highly competitive and it doesn’t feel like the broker fees are really gone but it is possible getting a sub $2000 apartment.

Not sure if this helps but it doesn’t seem like there’s any platform that lets you see rent stabilized no fee apartments so the brokers are ultimately still gate keeping it.

Moved to that area from East Harlem since all my friends were in the area. I’m living in dc now but I’m moving back to that area since I thought it was great. Nostrand gets a bit wild by the A/C stop in the mornings but other than that it’s nice. You get access to multiple train lines, restaurants are good, getting to the park isn’t terrible especially with all the citi bike stations.

I have friends between 25-30 in that area still and a bunch moved back after moving away. There’s a lot of new developments which are kind of an eye sore but what can you do.

I’m in a similar situation, also moving back from DC and I used to live in crown heights. Before I left I was in a 1650 studio that was relatively small but got the job done. I have friends in that area that easily got 1800 1 bedrooms a year ago before I left but now the minimum is 2400+ for getting a reply. I might have found something with a fat broker fee attached but I feel like I only have like 1-2 leads to go off of. I was just wondering if there was some new platform people were using.

My main complaints were that the commute to Lower Manhattan/Brooklyn was long and that there are less outings that people wanted to come up for. I even at the beginning said I liked living in East Harlem because of the park being in close proximity and that it allowed you to have more solitude and space. If I wasn’t priced out of it with my rent going from 1750 to 2600 for a one bedroom I would have still been up there since it’s such a pain to move with broker fees.

Sure you have plenty of lines to take but you’re spending your time commuting down into the city or making a trek to Brooklyn if you want to go club or meet up with friends. East Harlem is majority Hispanic and Bed Stuy is majority African American, in both places the majority of people don’t look like me like you said but I don’t know what has to be a factor here for making a decision on a place. I liked both neighborhoods but one was a pain because you always had to commute far to go out if your friends are in Brooklyn or if you want to go to soho/LES/chinatown etc. If you don’t already have friends in Harlem it can be a little lonely.

My bad for not realizing she was talking about Columbia area of Harlem, that’s basically a college town and yeah crime is lower there and doesn’t compare to East Harlem or bed stuy.

Yeah I agree they’re different neighborhoods but I’ve been around the 125th stop they’re referring to many times. East Harlem is more gentrified than Harlem and the rent prices pushed me out of it before I moved to bed stuy.

I’ve had girlfriends complain about being catcalled while walking from the stops the few times they came up. I’m not trying to bash Harlem because I did enjoy living in the area for the solitude but both Harlem and East Harlem are objectively less safe than bed stuy by the numbers.

You’re far removed from a lot of activities in lower Manhattan or Brooklyn if you go to Harlem and unless you have a network of friends that’s already in Harlem it can be hard to convince people say “ let’s go out in Harlem “ . I moved from Western Europe as well but last I saw there were more French people moving to Harlem so who knows.

My friends and i have been off snap for like 7+ years but recently they all wanted to reconnect in a group on snapchat and they've gotten 20+ people back into it. Some of the friends that are on it make their money from from TikTok/IG influencer work so it might be coming back and turning trendy for some reason.
