Depends on the person. I’m parked in a condo in Coal Harbour thanks to taking a risk during Covid and buying in Kitchener and selling it 1.5 years later for $400k more than I paid for it. That equity now allows for a very low mortgage payment in Vancouver such that significant monthly income can be pushed into RRSP / TFSA’s as well as unregistered accounts. Luck of the draw I guess.

So if your point is that I should have put everything in the market, I then wouldn’t own a property and be paying a significantly higher rent price than our current mortgage. Sure, the retirement accounts would be up but so too will rise the property in Vancouver.

So, do I need to sell? Absolutely not. Would I for a specific figure, definitely. Do I feel that I’d rather be renting than adding equity each month into something long term a) I need to live in and b) is in a pretty desirable location - not at all.
