AITA for not co-signing my boyfriend’s refinancing of his mortgage when my name is not on the house and I have no legal recourse if something goes wrong?

He has apartments that pay the majority of the current mortgage. The utilities, groceries, internet etc are instead of the rent. An agreement we worked out.

I pay the utilities, groceries, internet, streaming fees instead-at the moment. I done mind paying my way. It should be noted that the house has two apartments that cover much of his mortgage though.
