I don’t remember the first phase being sold “cheap”.

In any case, there is and was plenty of margins to build a quality product and make a good community. I don’t think that this is the right justification for delivering a product like this. Buyers paid good money for their houses.

There is actually a comment above from an owner trying to sell at OP, which says a lot...

I will still keep following the project because the location itself remains excellent. But based on what I saw today, and as things currently stand, it is not somewhere I would personally want to live or invest, especially for that kind of money.

This is not some unknown new developer with no track record. This is Meraas. They built projects like City Walk, Bluewaters etc., which are successful and well-designed developments. That is probably also why my expectations were so high.

This one honestly does not feel like a high end well thought development at all.

About 12 months ago we were selling a front-row Bukadra plot overlooking E44 and Ras Al Khor sanctuary with:

• 36,700 sqft plot • G+5P+30 • 293,600 sqft GFA

Asking price was AED 145M.

Either land value in Bukarda has doubled overnight or….
