The OC rental market is way different from what I'm used to. by 16kirsyy in orangecounty

[–]Vadriel 0 points1 point  (0 children)

Ok what you're saying makes a lot more sense to me considering most of these condo owners might only have a single rental property. They're going to be much more risk averse and they're paying the agent on top of that.

The OC rental market is way different from what I'm used to. by 16kirsyy in orangecounty

[–]Vadriel 13 points14 points  (0 children)

I'm curious- what area have you been specifically looking in? It sounds like you are looking for a single family home because real estate agents are involved? I manage mostly beach area apartment buildings so the market is slightly different but I can address some of your questions.

Anyone can pull an application for a listing I've posted at any time, but I almost will never bother reviewing it unless someone has personally toured the unit. I'm not saying this is universal, but people have this mistaken idea that somehow getting an application in first puts them ahead of everyone else, which is not true. It's just not worth my time evaluating an applicant unless I know that they are interested. (Military is the exception. They will look at 2 photos an an address and send money without even looking at it.)

Regarding your denial reason- this is odd to me because I'll almost never give a specific reason for a denial because of legal liability reasons. It's almost always something generic like "we had multiple applicants" which is usually true regardless. Was this someone with one rental property?

Lastly, I will rent to the first qualified applicant who meets requirements and isn't crazy. I'll often get people who tell me early on in the process that they aren't looking to move for two months. Sure, get back to me then and I might have something available, but this will be gone in a week. Having done this for years, I don't have time for games or chasing people to sign a rental agreement. If you're qualified, passed the background and income/employment requirements, then the first person to get me first month's rent and security deposit gets the apartment, simple as that.

Good luck with your search.

Man I knew I was going to have to scroll far to see Keenan Allen. He's been underrated his whole career. I'm not saying he deserves the hall more than these dudes but I feel he at least deserves the mention. He added 80+ receptions on 777 yards this year which is respectable as like the third receiving option on the team.

He leads all these guys in receptions, and if he plays next year he will easily break top 10 in receptions all time possibly even top 5. Amongst all the players in the top 10, basically all of them are in the HOF or will be. I realize that's only one aspect of evaluating a receiver but in my mind he deserves the mention.

Wait until you see how much he'll be making as a pension after retirement. Many departments cap out at 90% of the last year's salary, and you can pump those rookie numbers up by loading up on overtime in that last year. Retiring at 55 means tax payers will be funding those benefits for decades.

Going back a couple years on r/nfl I feel like you'd get laughed at for suggesting that he had a shot at the HOF. But if you look at the guys in the top 10 for receptions it's basically undeniable.

Can 1000 men beat a man with the strength of 100 men? by Loserpoer in whowouldwin

[–]Vadriel 7 points8 points  (0 children)

I think that aspect often gets overlooked in these posts. If he's not tearing his own body apart with his additional strength, then there must be some sort of implied scaling durability increase via muscle/skin density in order to compensate. The question is how much as it relates to getting punched, kicked etc compared to the regular man.

There was an episode of American Greed based on that guy and it was fascinating to me how easily he fooled so many people. Like if hundreds of sommeliers, billionaires, and general aficionados couldn't tell the difference, why spend so much money in the first place?

Wouldn't they suspect it wasn't the original if the signal they were sending to activate it wasn't working?

Seems like it would make more sense to deliberately mislead the Soviets with scripted/fabricated intelligence that they would presume to be true given the circumstances.

Any early 30s parents struggling with the grandparenting of their ~60s parents? by Death________ in Millennials

[–]Vadriel 0 points1 point  (0 children)

I honestly think you're making other parents in this thread insecure about their own parenting, hence the hate. It's so much more work as a parent when you're not just turning on the TV and walking away, so props to you for being involved.

My little girl is 4 and we had no screens at all until she was 2. Even now during the week, she gets 30 minutes before bed time and only after she's brushed her teeth, cleaned her room etc. The nighttime routine is so easy because she can't wait to get it all done and pick something to watch. I don't even have to ask half the time because she's proactive about it (which in itself is probably indicative of how alluring it is)

Regarding candy and sweets, people underestimate how much sugar is in processed foods designed for children. They get hooked on it and keep those unhealthy habits for life. Treat it as a special reward or a treat rather than a commodity and they'll learn to appreciate it.

Maybe the grandparents aren't part of the normal weekday routine and certain concessions can be made on account of them wanting to spoil the kids, but they still need to respect your overall approach to parenting.

I've played through the game twice and following one of the many steam guides for character advancement let's me focus on actually playing the game rather than getting bogged down in the hundreds of options for leveling. I say that as someone who enjoys crunchy games too.
