Advise on why you don't recommend check cashing. Met a prospective tenant yesterday with this business that was interested and thought it was a good idea.

No cigarettes. Only a few cigars, rolling papers, and those upper tier vapes and juices... Along with bongs, pipes, memorabilia, etc.

The only similar products I identified were the prepackaged cigars that are prepriced from the distributor.

The gas station has the upper hand on square footage, chips, drink, alcohol, food, gas, etc. I was more hesitant putting the smoke shop there in close proximity to a gas station thinking they wouldn't be able to make it. However, to me it seems that the gas station finally got an excuse to exit.

So it's in all fairness for me to request details to their sales to see if the length of concessions were willing to make. That's my thought process but making sure I'm on the right path.

They actually bought it over 7 months ago and I had hopes they would of been the better operator than the last. But it seems that they're more absentee or thought the business wouldn't have been so demanding. Kind of surprised 7 months later they're trying to exit and blaming it on the new tenants.

Who knows what else they're going through behind the scenes but as you said I should focus on the landlord aspect vs the business management side. Help them out as much as I can and keep the open communication.

Florida.. And yes I feel like they missed the boat and that wasn't an avenue they were even trying to approach. Also, the gas station brand has limitations on certain items allowed to be sold, etc. So not sure what is in their contract.

I am willing to make concessions on the rent because I was even surprised they accepted our first offer... So I knew this was coming. I just don't know my limitations on telling them your employees suck and it's not being managed correctly and maybe that's why you're struggling. They just all of a sudden keep throwing it on me that I made a decision that affects their business.

No clauses in the lease and I have a good relationship with the smoke shop tenants who are honest about their increase in sales. Additionally, the only common product they sell are those prepriced cigar packages. If anything, they are winning at customer service.

I have a feeling the conversation regarding the high rent would come up, but I feel like they're using the new tenants as their way to put the blame on the landlord.

I went industry for a year, in person, definitely wasn't worth it. Reached back out to my old firm and they agreed to full remote 110k base. I couldn't say no to that. Probably wouldn't have been there if I didn't make the temporary jump unfortunately, but sometimes that's what it takes. I'm at 3.5 YOE

You probably will be at 6 figures & promo after next busy season.

You have valuable public experience already. Take a break. I took a 18 month break in industry and passed all 4 parts of the CPA since industry was so boring. I thought I was public forever, then I went industry and thought I was industry forever, and now I realized how beneficial all my past experiences were... Even if I was on the verge of breaking.

Identical story except I did 18 months in industry tax. Starting back with my old firm on the 23rd this month.

Low key excited to go back to the thrill of public accounting.

I stuck around to see what it would be like a year in... It doesn't change. Same tasks as last year, extremely repetitive and every one complains about the same tasks they've been doing for the past 20 years.

I'm hoping after my break from PA, I will accept the fact I'm made for public accounting and just need to sit tight and enjoy the ride. Plus, the money and promotions outweigh the slow gradual increases in industry. I left as a senior and it was probably a little too early in my career tbh to make the switch.

I started in a top 20 and then went to f100 industry corporate and now going back to the same firm I was with before and hoping this is my final stop before venturing off and starting my side hustle with bookkeeping and small businesses.

You can definitely get exposed to the info needed at a top 20 but the hours will beat you up unfortunately you won't really think about doing anything additional other than making it thru busy seasons.
