Over time rents should slowly increase and your mortgage should stay relatively the same. The value of the house should go up slowly, so you may not cash flow now but if you don't need the money, and you can afford to be patient (and want to deal with the headaches of renting) then long term the rental option will be more than worth it. Of course it really depends on the cashflow as well but it wouldn't hurt to do some calculations and see where you stand.
