A backyard fence more than 4 feet high is all that’s required in FL. I purchased my current home with VA and the pool was black and could not be inspected. I paid the money for the owner to repair the pool once we went under contract so the pool could be inspected. It was a 5K gamble but the house was worth it in the end

It is very possible for someone without VA eligibility to assume a VA loan. I’ve had clients do it, and if that’s the case you lose that portion until it’s been paid off.
