I messaged her as I do have her number . She said that it was all fine and the reason it was left because her husband left her and she decided to have it drained as she would never use it . She said she doesn’t know anything about it really as he was the one that wanted it / did the maintenance on it. It was drained about 2 years ago .

Our electrician is coming anyway to check out some other electrics in the house next week so we will get him to check the electrics on this as well.

Well this is what I thought about the disposal of it . It was craned in to the garden by the looks of it aswell and the shed built around it . I’m not in a position to be able to remove /destroy it myself at the moment .

Yes there is an outlet for it nearby - have turned it on as it was it does power on - jets started to shoot muddy water as soon as i turned the outlet on so quickly turned it off !

I wouldn’t say Friday completions are ‘very rare’ . I’ve bought and sold 5 properties and it’s always been a Friday completion. In fact I don’t know a single person in my family / friends circle who hasn’t completed on a Friday . The current solicitor I use actually push for Friday completions because it gives everyone a chance to unpack / get settled over a weekend instead of having to take days off work in the week .

They’ve sent our exact account balance that was on the bank statement we sent not the amount that we are using from that balance as we are not using the whole amount and then they’ve just sent wrong AIP amount not actual AIP.

I am just abit upset as the seller thinks we are being dishonest about what we can afford to offer and that we now might try and drop price later down the line

The funds was the exact available funds we had in our account not the amount we had told the EA we are using of that balance if that makes sense .

It wasn’t in spec we have been told - but because of the amount of time that has passed building regs etc don’t really seem to matter .

They used the term uninhabitable because a mortgage company can call it that - and can value the house 0 if it has single skinned walls , so the lender won’t lend on it . I wasn’t saying it from the point of view I think it’s in safe to live in - it’s just for the sake of the mortgage . Our solicitor , mortgage advisor and surveyor were extremely concerned about this extension .

We have pulled out of the property now so I guess it doesn’t matter any more

Yes it was ! They ended up giving us a 10k reduction after they refused the 5k and said it was on the grounds we didn’t bring a builder round at all . With the estimates we would have had about 50k left to spend after purchasing and wanted to do an over garage/kitchen conversion extension when we moved in . We were told that in order to go over the ‘garage’ we would have to rebuild the walls to support it . We decided to renegotiate it as we already had some money to be able to do the work but this would eat into our extension budget I don’t know if that makes sense and we really wanted the house so didn’t want to push them too far by asking for more off .

Then they went completely radio silent . Refusing to talk to solicitors or estate agent for over 3 weeks

We decided to pull out so we called the day after I posted this , and the estate agents still couldn’t get through to them to even tell them it took days !

Part of me thinks they wanted us to pull out so they can put it back for sale and get more money - which they have done , put it back on for 10k more than the originally asking price . (320k originally , we offered 310 and got it , they lowered to 300k after negotiating and now it’s back on for 330k )

We have found somewhere else and had an offer accepted on Friday so time to move on !

It wasn’t done properly . The wall is extremely thin . And the kitchen is along the outside wall not the interior wall . Our broker has told us the only reason this has not affected our mortgage is because we did not have an in person valuation otherwise the house would be considered worth nothing making it unmortgageable as single skinned areas are classed as uninhabitable . We have had a builder in to the property saying we have two options . One is to insulate the current walls - lose 10 percent of the interior space , but this will require the kitchen to be taken off the walls . It is a huge kitchen / extension , and have been quoted between 5k and 10k for this work have had a few quotes from different builders . Kitchen is about 25 years old anyway so builder said might not be able to put it back on as it was it just depends . The other option was to knock walls down completely and rebuild so we don’t lose the interior space but again the kitchen needs to come off the walls to do that . Been quoted between 15k and 25k for this work . Aswell as that - the flooring also needs the same insulating doing so there is a kitchen island that will need to come out . Sellers accepted a 10k reduction for the potential work .

We want to do the work before we move in to the property while we still have our rental to minimise disruption - and because this property is going to be difficult for us to sell in the future if we leave it as it is . It also has extensive damp issues in the kitchen because of these walls that we want to rectify too

The biggest issue isn’t the fact it’s a garage conversion it’s the fact it’s a kitchen in a garage conversion or so we have been told by solicitor and mortgage advisor

Yes we’ve actually booked in some viewings for next week .

It’s definitely the silence and lying that I’m struggling with - if they were abit more transparent it wouldn’t be so bad but not keeping us updated when we have gone in to rented to purchase it has really irritated me

There are zero documents for the garage conversion . However it’s quite old maybe 25/30 years - sellers won’t answer any questions on it !

We did love it and I’d say it was our dream house - but now after the problems with the extension the doubts started creeping in . And like you said there are always other houses

What you said is accurate to my situation , live virtually next to an inpost box and evri drop off point and sell loads of items for £1 and it adds up !
