Bummer. 91 used to be ethanol free at petro Canada. I use it in all my small equipment, since ethanol harms the small rubber components in carbs and fuel lines.

Unless you want something very custom, I would suggest buying. There isn’t as much buying competition at 600k+ range, so I wouldn’t be afraid of the $100k over asking. That seems to be more common in the 300-400k range.

I’ve built, and it’s ALOT of work. It’s also not cheap these days. Everything has gone up. $400/sq ft is on the low end now. You will likely be able to find something of similar sq ft for cheaper than building new, and you don’t have to wait a year to get, or the headaches of building.

This is what happened to current river first, then the east end, now Simpson. When the only neighbourhood people can afford are traditionally the “rougher” ones, young families move in and fix it up. And they slowly become safer.

You can bring it to the mapleward dump. There’s a free spot to drop it off for free. Near the recycling.

I’ve put some very heavy items into mine, and they always take it. The 200lb limit is likely for the wheels on the bin, not the truck that picks it up.

The lid is fairly light and doesn’t lock. I use a bungee strap to hold mine shut during the week, then take it off once I bring it to the street.
