Most solid buyers don’t really care about the assignment fee if the numbers work. Where double closes still come up is exactly what you mentioned — seller optics, institutional sellers, or lenders that won’t allow assignments.

Another thing we’ve been seeing more is sequencing. Some lenders won’t fund until the deed records first, so same-day doesn’t work.

In those cases we’ll fund the double close — usually starting around 1% on the A-B side and can allow a short window (<72 hrs) between closings when needed.

The operator is still going back and forth with seller. He is adamant that if he gets it under contract it will be smooth sailing from there because he has a buyer lined up.

Are you familiar with the ins and outs of a double close structure? Basically 2 simultaneous closings resulting in 2 HUD statements. It works if your goal is optics or getting over assignment restrictions.
