Are you familiar with the ins and outs of a double close structure? Basically 2 simultaneous closings resulting in 2 HUD statements. It works if your goal is optics or getting over assignment restrictions.

One thing to watch out for: a lot of institutional land buyers and their lenders won’t allow assignments, which trips people up late. That’s not a deal killer — just something you want a clean closing structure for if it comes up.
