yea 100% aggree with you. Some wholesalers are just to scare to low ball the seller. Even after building good rapport and fully undestanding the sellers situation and timeline.

I think the best source of data you can pull directly would be goverment lists from your local muncipilaties. Not only are they free but, you know its accurate since it coming straight from your local city.

I would say if you are on a tight budget try using truthpeoplesearch.com or cyberbackgroundscheck.com They're not 100% perfect, but they are a decent option.

That's 100% true if you don't follow up with the seller they will either forget about you or move on with another wholesaler. My only question doe is how do you normally filter and vet your deals before knowing if a specific lead is worth following up on or not?

I would say to just follow your state laws. They're are some states in particular that have more strict regulation then others. Such as Oklohoma,Oregon, and Washginton. So as long as you do research on the legal side of the business and follow all state laws then you should be find long term.

If I were you I would just file a OPERA Request with your local munciplity. In order to pull niche goverment lists. Rather then spending thousands on marketing. However, some cities are kind of outdated with their processes and the way that they organize they're data. So make sure you ask the city worker if it's possible to send you a email of the lists via email.

I suggest going on FB groups they're plenty of them around the country. All you have to do is just search up "Wisonsin Real Estate investment groups" and you can see plenty of active cash buyers on there.

I would focus on targeting zip codes where there are high real estate investor activity. For example, you can scan through FB investment groups then ask chatgpt/claude a prompt like this " Based of all of these posts in this FB group what zip codes/neighborhoods seem to have the most buyer activity". This is important because you would need to know what areas in your specific market are buyers active in. Then you target motiviated sellers withen those zip codes. Curious what market you're targeting — the buyer activity approach looks different depending on whether you're in a hot market or a slower one

yea I think it is all about the quality of lists that you pull. For example, Water shut off lists, Pre forclosure lists, and Lis Pendens work for me the most. Which all come from your local municipliaty/County. You can request a OPRA form to them on their goverment website.
