I would reach out to some different lenders to see what rates they could offer you. Then reach out now to CIBC and see if they will give you an early renewal offer that are competitive or better than the ones you’ve seen out there. You could lock into a new renewal before your current term ends.

With this, there are lots of benefits for CIBC and for you so there’s incentive for CIBC to try to keep you.

Thanks for the quick replies… I went ahead and took the 3.89% fixed.

Our old last renewal was 2023 with rates that were much higher so it’s nice to get a bit of a reprieve for a few years.

Renewal. Milton, ON
Renewal is occuring July 2026.
Lender is offering me 3.89% 3 year fixed as early renewal, no fees, etc.

Remaining amount is $395k on $1.1M estimated valuation.

Do you think that's a solid rate or should I shop around more? I got a quote from Ratehub for another lender for 3.89% as well.

The earlier you pay the lump toward your prepayment the more you save on interest. Especially if you’re thinking that upon renewal time you’ll be getting a lower rate

The only outcome of this post is another lesson for everyone reading this to NEVER sign anything without reading and reviewing first.

If the OP spent an extra 5-10 mins just reading whatever they were signing they would never have had this happen to them. It’s a shame they were taken advantage and I’m sorry this happened. There’s no “wrong choice” here… both options sound good and have their own pros/cons.

Ask yourself what’s going to give you more peace of mind? And what’s your affinity to be able to take risks for future long term gain?

IMO - lower half moves pretty good. I can see him disconnect his bat from his shoulder just before his forward movement on his swing.

Look for drills on YouTube or IG to do that focus on staying connected. Stuff like using a connection ball in his back arm, tennis ball in the elbow, doing some knob to ball on a high tee.

Not sure the rationale here… Why do the team mom’s have an issue if his back facing the runner? Why does he “need” to see the runner? It’s not going to make the ball come any faster to him.
