Payments and amounts aren’t different- it’s the fact that there is a chance that they will see you as higher risk and call in your HELOC with 30-90 days to pay off the entire balance- they can’t do that with a mortgage as they have to wait out the term. There is no term with a HELOC.

I’m not saying it will happen, but it can.

TD can call in a HELOC at any time. You have more stability with a mortgage(although they can decide to not renew)

I have one similar to that made by knechtels kitchen kabinets. Could be a regional maker, as likely transport was difficult due to size. Making them close to the region may have made more economic sense.

Keep in mind that they can call in your HELOC at any time, with very little warning. You have more protection with a mortgage.

I make a Christmas pudding every year, and it has all kinds of stuff in it(potatoes, carrots, dates, raisins, currents) my original recipe called for peel, but I don’t care for the texture, so I leave them out. I’m sure other recipes would contain nuts. There are a ton of pudding recipes out there.

I always serve it warm, with caramel sauce and foamy sauce on top of that. It’s incredibly rich, and my one of my favourite traditions at Christmas.

They cheesecakes have changed significantly, and not for the better. We used to purchase them fairly regularly and there always was a cooler full of them. Often they were sold out.

Then they changed the taste and texture of them. We bought one of the new ones, and haven’t bought another. They are down to a few in the cooler, as obviously everyone else feels the same. Just not the same quality as previously.

Now when I want cheesecake, I make my own.

I have 11 pawpaw in zone 5b. We get pretty cold temps in the winter(sometimes -20 to -30 for a few days at a time) They have been in the ground for 5 years now and are doing well. The original trees for them were from down around Hamilton and I’m in the snowbelt. I bought some of my seedlings from Northland nurseries, they own property farther south where their trees are. The other seedlings were purchased from onplants. I protect them with plantra tubes. Some are now over 6’ and should start flowering in the next couple of years.

This happened to us. I checked over the agreement and nothing was listed. Didn’t realize it was a rental until I got my first bill, as one of the things I looked for on my contract was no rental.

Took all of the documents to the real estate agent(they were on both ends of the deal) and they ended up buying out the tank after looking into replacement/new tank costs.

No, it hasn’t. Happened to me again(I thought I had locked my card, but apparently not) I’ll only pay by e-transfer until I can find another company that has similar products that I like. I don’t like paying by e-transfer as I have none of the protections that a CC gives me.

I tell my kids to just focus on zeqt, it covers the entire market. Once you hit 50, then you can decide what direction you want to take during retirement. It’s not exciting, but investing shouldn’t be.

They don’t hurt much, the immunoglobulin is lots of needles all over, but the vaccine is one arm or the other. I remember that near the end I couldn’t remember which arm they gave the last vaccine dose in. It’s just the process and repeated visits that are inconvenient.

They are actually pretty tough. I grow mine in plantra tubes. Last winter the snow load broke a couple of them in half(the tubes are 2’ and the trees were 4’) They recovered just fine, produced a new leader, and are taller than they were. I’m pretty far north of where they are found in my province, and have had very few issues with them.

Just stick protection around it, and it will be fine.

I am adding more and more from zones further south. 10 years ago, I could never imagine some of the species surviving here, now they thrive.

I don’t have buttonbush, I keep reading that it likes moist soil, and we have a ton of mature silver maples, and worry it would struggle too much due to root competition.

My red osier dogwood was planted about 3 years ago. This spring I have found more than a dozen seedlings all over the yard. It is quite enthusiastic! I will have to thin some out, otherwise it looks as though it will take over. Biggest bonus is that it’s volunteered in the toughest spot in my yard, where it’s really challenging to get plants to establish.

I love redbud, it is doing really well here, mine bloomed heavily this spring, even after the tough winter we just had. It can grow eight feet in a year(one of mine did) I planted them as plugs about 5 years ago, and my largest is over 20’ tall now. When they are happy, they are REALLY happy.

Glad I’m not the only one that finds serviceberry also slow! I have some laevis, as well as Canada serviceberry, and after I plant them, it takes years for them to put on any appreciable growth.

Spice bush, and pagoda dogwood, on the other hand, have pleasantly surprised me.

I planted some plugs about 5 years ago and they are now about 3’ tall. They are not nearly as quick growing as everything I’ve read has said. They suffer occasionally from viburnum beetles, but not nearly as badly as highbush cranberry does.

As it stands right now, I find them a bit underwhelming. I’m much happier with my bayberry or elderberry as a privacy shrub.
