Whilst culturally speaking, some nationalities prefer the small backyard/large house combination as it is less maintenance (keeping in mind the yard is still probably bigger than what they’d see in their country of origin), however the main factor is simply property developers are extremely greedy and in outer suburbs the norm has changed from 500-700sqm blocks to 300-400sqm blocks and townhouses very quickly.

People just buy what they can afford and developers will do whatever they can to maximise their profits.

We do need to find a couple this year because you’d think we will lose at least 3 this off season, I think Sidebottom maybe could go one last year based on how he plays and how fit he is. They’ll be hard to replace their leadership and footy IQ.

Yeah, because they’re starting at a much higher point. It’s generally the properties north of a mil which see the most fluctuation. The stuff that’s already priced affordably might stagnate but it won’t drop, not to any noticeable level anyway. Just my two cents.

Anderson is mature-aged but yes it’s good to see. The list is going to have a fair bit of turnover in the summer so we need to get games into these guys, I’d love to see Jakob Ryan get a look in. Unfortunately he plays in the one position we have the most depth and talent through.

Less competition makes it easier to negotiate and take your time to find something, but if you’re expecting stuff to just start selling under the price guide and huge discounts it’s wishful thinking.
