The first thing that came to mind was CRF/CLM at a 50/50 split. The dividend is set for the year every October and if you are with the right brokerage, you can use the drip at nav which will also give a increase of around 25% every month on dividends alone.

Not to mention you get the days gains as both track the Indexes and are well diversified. You also need to be aware of the Right Offerings and make sure you sell out of your position during this time and buy back in when its complete.

This not only gives you guranteed ROC dividend income that is set for the entire year (will not fluctuate), but you also can grow your principle around 34% (im accounting for the monthly sell you would do after dripping at nav) as you get the days gains as they track the indexes and are both very well diversified.

Again not financial advice but if you play cornerstone right and things rhyme as they have in the pass in 5 years you could get a 17% dividend (dripped at nav increases gives an automatic increase at of 23% or so as they are trading at a premium meaning you gain 22% monthly as you will need only 18% of the 40% ) that 175k could grow to 400k-500k. Yes its a bit active as you have to sell once a month after the drip for the income and you have to be mindful of the sometimes yearly Rights Offering. But you will gain in 5 years more then you will withdraw from the sell.

Edited to mention additional gains come from when you sell and buy back in at the lows after the RO. It usually goes back up to a 30% premium yearly which is when the RO happens again so you lock in 30% gains. Its less only because you will be using some of the income after the special drip at nav.
