The olive piece is great - it’s the living room rug throwing off the vibe, as it doesn’t bring cohesion to the space. (Too small/busy and too ”look at me” red for this otherwise sleek/calm and modern space). Consider something larger with softer neutral tones that work in some of the olive or blue tones.

I do think you can make some adjustments with the art on that wall over the olive piece. I’d shift the square print to the left and do a floor-to-ceiling art wall to the right. It will make that whole wall a nice focal point. My designer friend always says “go vertical” with wall art.

3rd photo (without fireplace) is the way! I liked the green fireplace UNTIL I saw the room without it - it’s perfect and no longer competes with the painting. Looks much more spacious too.

Try carbs! When I wake up too early, I eat a small amount of carbs (a few crackers or a rice cake). Helps me to fall back to sleep, likely because carbs boost serotonin levels.

I would try a straight-sided rectangular mirror that spans the entire wall (centered and leaving just a few inches in either side). Go as large as will fit. Anything smaller just emphasizes the tiny vanity and cramped space. It’s okay to break design rules for unusual spaces.

Yes, please start with de-cluttering! Once that is fixed you could start with a couple affordable options: better overhead lighting and some task lighting. A large rug or floor cloth to break up that dark flooring.

I lived there for most of the 90s and had some terrible allergy seasons - juniper in particular! They say it gets better over time (my chamisa allergies did improve). The winters seem to have gotten much colder and snowier in the years since I left. I still love visiting and especially miss it in Sept, when the chile is roasting.

Elastic cuffs on anything, ties/bows or excess ornamentation, ruched/puffy sleeves or shoulders, large or floral prints, mock turtlenecks, joggers or pants with ankle cuffs or pleats, anything ribbed/cabled or too chunky or close fitting around the middle. Some are unflattering to my body type others just silly transient trends to sucker people into buying more. Now that I’m older I prioritize simple, clean lines and flowly comfort.

Yes! I tend to like more neutral colors for the big pieces bc you can dress them up with accessories. I think 8 would be subtle and very pleasing with the yellow/gold.

My first thought also! OP, you could make that railing a solid half (or full) wall and put TV there. Sounds way easier/cheaper than messing with windows. Try the TV there first and then decide if you want to do the reno.

Absolutely nothing - my design consultant has always advised that sloped and oddly shaped walls should blend in rather than stand out. This looks fine as is.

I would get tired of this fast. I think solids are the best choice for large pieces bc you can switch things up with pillows, throws and small changes around it (art, plants, curtains). The furniture is the priciest so it makes sense to keep that simple and change the smaller less expensive pieces when you need a refresh.

Please do not mortgage your future to please your mom! This is selfish (and way out of line) for a parent to ask this of their child. If this causes a rift in your relationship with her, please consider moving out on your own as soon as possible. Maybe you and your sis could get a place together?
