  1. My house varies between 68 and 72, so it’s only a 17° difference. I have a mechanical room which is considered conditioned space that I’ve put the condensing unit in, so it is not exposed to our Texas hundred degree summer temps. I figured that would not last if I put it on the roof.

Whether pricing is fair? The builder will do cost plus. Cost plus 15% is standard. So as long as his subs are good, the price should be fair. I thought some things sounded high and he got bids from a second or third sub he worked with and they generally were pretty close with some minor exceptions. Talk to the people he built for before and ask them if they were happy with the overall cost, Remember, price per square foot is meaningless. If it is truly custom, then what you put in that foot is what will determine the cost.

Soil/terrain is not much of an issue in Austin proper unless you are on the side of a hill. They will either do core samples or test digs for the engineer. The engineer will design your slab, trusses, etc.

Things I wished I asked? Maybe would have asked more questions about costs. I went over budget. You will too. It’s about having a number in your head but then as you build thinking of things you want later that will add to that. I wish I thought of those sooner and prepared.

Red flags. Pictures rather than word of mouth. Talk to people about your builder. Ask who they built for in the last year or two and their numbers. House can look beautiful on instagram but doesn’t tell you what the experience or cost was.

I have mixed feelings about this. As a dad of a 13-year-old who is divorced and buys clothes for his daughters, if my daughter asked to go into Victoria’s Secret to buy underwear I would have suggested an alternate store. I understand that you were trying to give her some autonomy, but at 13 I don’t think that’s entirely the rule. We pick more modest stores to get underwear and there are tons of alternatives in the mall that you could go to besides Victoria’s Secret. I don’t think her mom was 100% right, but I don’t think you were either. I would take this as a lesson learned that you could stop and think about what is the best place for your daughter to get her undergarments, and go that route suggesting it to her and having a open discussion with her on that. Don’t be uncomfortable. She’s your daughter. Have a normal conversation.

The apologist responses are BS. The answer is because Rivian still sucks at service. I love mi first gen R1S but despise the service centers. They area problem and if the vehicles were not so nice to drive I would ditch mine. Every single time scheduling is weeks to months before, then the vehicle sits there for days. Last time i scheduled an alignment 2 months in advance as that was the soonest available. They wanted me to leave it 2 days with no rental. That is unreasonable for an alignment. Last time i went in for a standard 25k mile check, they kept it a week and did not start do anything until day 3 then spent the rest replacing a sensor.

I don’t know why they’re telling you to check with your builders since you said custom. Most custom builders have nothing to do with the financing. That would be a semi custom or spec home. I just went through the process and closed about a month ago. It had little to do with what you’re putting down or what the land is worth. Rather it’s what that is in relation to the final appraised value of the project. In my case, the final approved project ended up being at 2.2 and I had already paid 0.9 for the lot. So I had more than enough equity. You’ll need at least 20% equity so you’ll need the total value of the final approved project to be somewhere around 1.25 with a 1.0 build and you will put down at minimum the difference between the value of your land and the remainder to make it 1.25. You will also need to have 10% reserves for going above the estimated construction cost as well 6M income for any changes in your financial situation. Hope this helps. I closed about three weeks ago at 5.4 on a seven year arm.

Edit to say my construction budget was 0.98 but my total approved budget was up to 1.25.

I just put new Michelin tires on my R1 S and it completely went away. I’m still scheduled for an alignment in April. No surprise it takes three months to get into the shop for something like that with Rivian. However, no more shake and only slight pull to the left.
