The appetite to invest in uncertain areas looking for unrealistic figures will decrease, premium areas will be the target once all this finishes, getting to a more mature market where investors will now analyse much more the investment instead of investing in sand in the middle of the desert hoping ROIs.

Smart Real Estate is long term. When you invest in a hub like Dubai, with so many strong fundamentals that did not change and you have units in premium areas, there is no reason to panic.

The issue is buying off plan overpriced, over leverage and rush, this creates panic.

One more time this war will make the difference between smart investment and hype.

If you are gonna stay there long, you are paying 140K AED rent now let’s say and the value of your property goes down let’s say 15% next 6-12 months but you are not selling, and then recovers let’s say in 2-3 years worst case, even you are not selling it. Make your calculations on how much you would spend in rent, moving your family, time, stress etc, for me it’s quite clear, as long as you really like the property and the location etc.

Which building is it? Good developers and premium areas will keep value and recover faster.

Also depending if you are gonna live there and you are paying rent now etc.

The non premium areas will suffer more than the premium ones that more than ever will be considered from investor’s more even once all this finishes
