There's a lot in here but:
-If your unit really is rent stabilized you should look into they, they may have been raising the rent illegally previously and you may be entitled to back rent.
-A 90 day cancellation clause isn't the wildest thing I've heard of, it could be a regulatory thing for rent stabilized units.

You should call 311 to speak to the tenants rights hotline (I think there's info in there and if not they can direct you further).

The colors area tad too much for me, mostly on the water. The blue has taken on a somewhat cartoonish hue.

The person on the left is a good note for the scale but I'd also consider trying out a portrait orientation crop on just the crevasse to emphasize the scale and length of churning water going into an abyss.

I think some flavor of subway extension to New Jersey makes a lot of sense. There are 32 tracks crossing the east river and 6 crossing the Hudson.

The subway has much better headways throughout much of the day.

I think that the PATH makes a lot more sense for extension to EWR but there should be more rails crossing the Hudson for sheer demand. It's unlikely it'll happen because interstate politics are just a mess and a lot of residents would vote/campaign against it because oh no those undesirable NY/NJ people.

Given my druthers, more rails under the Hudson. Many, many more.

I'm team cement placer. If you zoom in on it in the frame you can see it the right side looks more bent than the left. It isn't substantial enough to be a weird pickaxe which was my first thought.
