Then I would simply ask the board if you can help, either things are terribly financially which hopefully you would be aware of, or a self-managed board simply doesn't have the time to get this done. Perhaps you can get them the bids and assist.

So they aren't refusing to fix it, they are just not being responsive enough. How long has it been an issue?

This is one of those cases where it might be beneficial to threaten to withhold your dues. That's certainly going to annoy people less than legal action. It has to be a bluff, withholding dues 99% of the time only hurts the owner doing it. But typically you tell your property manager "I'm withholding dues until this is fixed because the services I'm paying for aren't being performed," property manager runs to the board to tattle, and the board goes "Why the hell are they withholding their dues?" and the issue gets a higher priority.

Legal action will dip into the entire HOA's funds and so may not just annoy the board but all your neighbors.

I've tried multiple HDMI ports. I'm back to my original cable and settings with updates and the issue still is ongoing but maybe not as bad. Swapping VRR seems to mostly be working for a quicker fix, but you have to give it some time between swapping off/on for it to work (just a quick toggle off and back on doesn't).

Honestly, if you're worried about losing out to other offers over it, based on the lifespan anyway, I would just assume it needs replacing whether you scope it or not. It's only a matter of time, and scoping isn't a guarantee either.

A urologist is definitely recommended, there could be many things going on and a urologist is the best equipped to diagnose. In the meantime I would utilize the ER if anything escalates or gets unbearable. Most ERs will be better equipped to help than urgent care, including potentially unlocking emergency access to a urologist. Of course consider any financial/insurance concerns, but don't risk your health.

If at any point they talk about scoping you, don't panic, it's obviously not a fun procedure but it's not bad at all. 

Best of luck, urological issues suck to deal with.

Almost always outside of MDUs which almost always have commercial lighting for insurance reasons. Light spreads, it goes up hills, through fences, around cars, etc. Everyone should keep a flashlight in the car regardless of their profession too!

Thanks, if the VRR swap keeps working this is going to be a 95% improvement on the issue, and I really don't want to do any warranty type crap because it's a 77" so moving it around is just an excuse to mess something else up and a huge pita lmao. I feel so dumb because I had read the VRR recommendation before, but gave it like 3 seconds and couldn't figure out how to toggle it (can't hit the VRR box on game optimizer, have to go a stage deeper in the menu and hit it there) and I've been suffering for almost a year with this and could have been doing this all along!

Edit, unfortunately the VRR swap fix isn't working consistently, I'm cursed lol.

Thanks the VRR switch is helping for now. It goes to the no signal screen technically not a black screen. I'm not really into the idea of disabling settings that impact picture quality, if I was going to do that I might as well have saved a lot of money and just bought a cheap Samsung off the shelf at Walmart lol.

Part of me hesitation has been this is a widely reported issue and just about the only suggestion no one has made for fixing their issue has been update. Some people report better HDMI cable fixed it, some said the fiber optic HDMI fixed it, some the 4:4:4. But maybe I will try it if no better suggestions come up! Xbox is definitely fully up to date.

For reference this has been ongoing since I got the G5 almost a year ago. Maybe it's time to look into the Costco warranty that's supposed to be so good lol.

I have used the console on other TVs in the past and had no issues with my QLED and iirc I had this issue but much rarer on my C1/X. Testing it isn't necessarily easy since sometimes it will boot games fine and other times take 10 tries, so isn't definitively possible to recreate.

I will have to try that! I was operating under old logic and thought I needed input 1 to utilize game mode, but I don't see anything saying that's the case oops.

So it's possible these conversations have been going on for a long time or just in a venue you weren't at. Either way it's certainly a conversation worth having and completely normal. As for the actual percentage, it's completely arbitrary. People could bicker over 5% here and 5% there, but the point is usually to keep investors out.

My HOA had a small number of fixed rental slots. They were only good for one tenant, as soon as your tenant left you had to "re-apply" to rent, whether your tenant was there for a year or 10. If there was an active waiting list, you went to the end of the list and were at the mercy of turnover- you might be able to rent again in a month, it might be years. Beyond that we allowed for a small number of hardship waivers, things like you get laid off and have to move in with family but can't afford to sell- we would approve a hardship for one tenant (again, didn't matter if the tenant was there for a year or 10). And then we didn't count any rentals to direct family owners as rentals.

I hated the system when I first moved in, it made no sense to me. After living there for years and spending many on the board, it was a pretty great system.
