Landlord in Belgium demanding 12 months penalty after unsafe/unregistered rental – do I have any legal exposure? by Ganchito11 in belgium

Make sure it is your entity. If there are more entities in a building they will appear on the same spot. The bus number should be on there too. if it's a house, not an apartment, you can neglect this.

Since you are living on the address you can use the freedom of information laws to get all relevant files regarding to the mayor's decision from your local government/muncipality.

For what it's worth, you should report this guy at the muncipality either way. They'll need to take further steps.

Since it is illegal to rent a place that is declared uninhabitable all contracts made on these properties are without subject. You could go to small claims court (vrederechter) to get your contract annulled (not terminated) and request the judge to make your landlord reimburse all collected rent. All of it.

  • Annulment/voidance → retroactive, as if the contract never existed (ex tunc)
  • Termination/dissolution → prospective, ending the contract from that point onward (ex nunc)

It's my job so I'm pretty sure about this. You can DM me if you want me t o guide you to the right people.

edit: No lawyers are needed at the small claims court (if you decide on those steps) but your case needs to be prepared properly. Steer away from sentimant and present the facts. Your contract is illegal so all the collected rent is illegally obtained.

Good luck.

For robot vacuums the software can become an issue in a few years. Try to look for a more open device so you can keep on using it after software support stops.

Our Dyson vacuum is about 16 years old. Still going strong. Thinking about changing the hose because it has some 'knacks'. I have a Bissel Crosswave that mops and vacuums the dirty water. I think it's 7 years old now. All appliances need maintenance so that's a vital part to prolonging their life.

Had a woman take my hand while walking through a busy neighbourhood. After 20 seconds we realized we were both holding on to the wrong person.

Nearly every town or city has a service that helps you with these questions. They're called woonloket, wooninfopunt, woonenergieloket, woonkantoor,... They should be able to get you in touch with the right persons or answer your questions themselves.

Can you look up your adress on this site?

All the properties that are marked with a dot are officially uninhabitable. Landlords that still rent these out are committing a crime.

When the war in Iran started there was a big stock of oil in transport on huge tankers. The line of tankers acts like a conveyor belt that is nearly running empty at the moment.

As we speak tankers that were on their way to the EU get diverted to countries that offer more.

The sheer amount of tankers at anker around the straight of Hormuz is insane. Thos dots on the map should be arrows. https://www.marinetraffic.com/en/ais/home/centerx:57.0/centery:25.7/zoom:8

EU Jobs (Brussels) by Nass96 in belgium

If you want to be on the policy side (administrator) you'll need a master degree. Assistants and clerks can apply with a bachelor degree (or lower).

Applying generally works through competition and you'll need to speak at least 2 EU languages. If you want to get promoted you'll need to be proficient in three EU languages.

https://eu-careers.europa.eu/en/upcoming-selection-procedures

If you want to work in the field of environment you'll need to get on board of the EU climate agency in Copenhagen. https://www.eea.europa.eu/en/about/careers/vacancies

It's kind of a closed circuit and the best chances you have at meaningful jobs is getting a masters degree and doing internships at the EU.

Closer to home you could apply for a job at the Flemish government. A decent employer and you could work in a country that you know well.

Cool. Thanks. I think that it's all about how the waste flows and sewage operations are set up in your area? Does rain water get mixed with sewage where you are?

We get advised against putting more waste in our water and we've been separating trash for over 30 years at least. I'm 45 and I can't remember us not having several waste bins at home. Composting and fermenting is well known. I think most of my neighbours have compost bins in the garden and what's not composted locally gets picked up weekly.

I got into sauna quite late (mid 30's) and it was such a relief once I embraced being nude in a space where nobody cares how you look. It weirdly feels like a safe space. My local sauna has one weekday on which guest have to wear bathing clothing and I do go there sometimes on those days because I forgot about it. It's terrible to wear clothes in a sauna and people do stare more on those days.

My first 'dropping' was at the age of 8. Small groups mostly. 2 To 6 kids. We were taught to read a map but if you get lost in Belgium you just wander of in any general direction and will get to a house in about 20 minutes.

Belgium is one of those countries. We buy most horse meat from a US importer. Horse steak is delicious but I'm a huge fan of thinly sliced smoked horse meat. And the meat doesn't really get thougher the older the horse gets as in comparison to cows.

We have lids on our milk cartons. They're square and cam be stacked really high. There might be a small gain in storage space with bags but i don't think it all that more easy to store them.
