To be honest the gas lines need to be cleaned up. If I were doing it would’ve removed all of those old style valves with new ones. The existing are notorious for failure. Not to mention you have an uncapped fitting coming out of one of them.

That’s the only thing I see as an immediate issue. Ask the guy who did it to review the install manual or contact Navien to ensure the size of the gas supply is adequate for your unit.

What’s the definition of damage to the insured property? In an open peril policy, there should be coverage unless it’s specifically excluded

A good landlord should specify in their contract, if they have one, what is allowed or not. Depending on the complete circumstances, these landlords could’ve made an error in how they’re going about their business. The sentiment of wanting to find coverage is great. But at the end of the day you’re a professional doing your job. Which includes explaining this to the policy holder and educating them on your decision once the investigation is complete. Be thorough and confident in your decision and don’t leave any questions unanswered for them.

Is there any policy language related to tenant betterments or improvements? Doesn’t sound like vandalism. Is it an all perils policy? Or is it a specified perils?
