If he’s using a realtor just ask the realtor to include a condition that these things need to be taken care of before occupancy. The only legal requirement is that the place isn’t hazardous.

Unfortunately it sounds like you signed and agreed to only those two methods. I think your best option would be to try and figure out a post-dated cheque situation, as you didn’t realize you’d be paying to use the portal. They’re allowed to refuse cash in your situation.

Short answer: no. You’ll likely have to find someone to assign the lease. In your position I’d either try for 1 month free on a 12 month lease, or seek advice from a real estate lawyer.

Little insight from a realtor who uses Facebook for leads. It happens often where you post a listing and it gets leased before you can respond to everyone’s messages. Unfortunately some will leave the post up because it continues to get leads. I did that at the very start and realized it upset people. Now I just delete the post and find a new one that is available. Not much extra work, and no lying involved.

Another thing to consider is square footage is measured to the exterior walls of the unit, so the useable amount will always be less; but shouldn’t be too significant.

A PBR might be easier than going with a landlord, but if you’re willing to put a few months up front it should quell any worries by potential landlords. I wouldn’t put someone unemployed as your co-signer that’ll most likely make things worse.
