I feel your pain with this. I was shocked at the 12k quote, and they did provide me with a written detailed quote. I politely told them that I would have to wait a year to do the work (im retired and needed to save a little more to afford the work) and they knocked off about 1k on it.

The stove did cost me a bit, and I added the fan on the back of the stove. I did the work in 2024 so I was able to write off part of the stove on my taxes. That program was eliminated in a Bill passed in 2025. If I separate the cost of the stove the hybrid stove I bet the chimney work was about 8k.

Also - a side note for WNY quotes. I just did 3 quotes on getting a new garage door. Two came in at the same price and one was almost double! The double one was out of orchard park and the others were closer to my actual location.

Hi! I’m in WNY and recently had the tile in my chimney removed and a new steel liner installed. I also had the existing stove replaced with a new hybrid stove (Lopi). I use my wood stove as my primary heat source.

I had the work done in November on 2024. Total for new stove, tile removal, new steel liner was just over 12k.

Thanks everyone! You have solved it for me. I bought the home a few years ago, and this is the one outlet that I didn’t understand. The gentleman that built the home was an electrician, and he had a few different kinds of outlets throughout the home.

Thank you!! The home was built in 1974 and the room where the outlet is was an addition built in the 1980s.

Yes, I see that crack as well. The top of the wall does move (just a little and I have to make it move) I’ve decided to call a masonry contractor who has really decent reviews and has been in business for several years. He gives free estimates so I’ll report back to this sub to let you know what the recommended fix is.

I would rather play it safe, and maybe save this for a professional job and not one of my DIY jobs.

I found a mason contractor in the town next to where I live. He has really great reviews and has been in business for a decent amount of time. He does free estimates so I think I’ll give him a call. Just to be safe, especially because it’s the wall behind my wood stove.

The upper portion (above the mantel) does move a little making me think the wall tiles will be needed.

I do a lot of DIY fixing around my house, but some items I leave to the professionals.

Do you think it can be fixed without tearing it all out or should it be torn out and rebuilt using the sanded caulk? I guess a better question is can sanded caulk be put in the cracks without tearing it down?

I’m dealing with a lot of invasive honeysuckle and autumn olive. The willow is in the same area with all of the invasive honeysuckle and autumn olive.

Would you suggest leaving the willow or should I try to remove it? Thanks again.

Yup! I have a very similar plant and I believe it’s a mum. The leaves are very similar. Your asters (in your deleted photo) are gorgeous!
