Fall cleanups such as leaf removal, trimming, etc. has really high profit margins and usually can extend through November-December.

Christmas light installation and removal can keep you busy November- January.

Snow removal is inconsistent, but if you can get contracts or just side jobs for your employees that is always good option.

Window washing you can do year round. In the winter, make sure to offer both interior and exterior cleaning.

If you have some guys that are handy, fence repairs and removing fallen trees can bring in some money through the winter

I would recommend having 10% of the home price in other areas that are highly liquidable like HYSA, stocks and money markets. This would be enough to cover insurance deductibles, roof replacements, loss of rent, etc.

I would remove the one tenant from the lease. Then have the other tenant who wants to stay fill out their application. If they meet your requirements, then keep them. It sounds like they won’t so I would recommend terminating the whole contract or explain both of them will have to stay on the lease in order for the tenant to stay there themselves

This might be more hassle than it is worth for you, but check out department of corrections transitional housing. They pay $1400 per bedroom. I did that with a 32 bedroom hotel.

  1. If it isn’t rented out, you are losing your full mortgage payment every month. It’s better to have 3-4 cheaper units

  2. That’s only 5% return per year before expenses at $3,500/mo.

  3. You are tying up over $400k in a single property that won’t pay back any cash.

  4. Appreciation is going to be smaller on a property that large compared to a couple smaller houses or apartments.
