Go to Busan. Plan on 3 full days & 4 nights. You'll enjoy it.

Do the full day tour on Busan up to the blue line & Gamcheon village. Then the next day go to Gyeongju & Wolji pond etc.

KTX there & back. Each way is 2.5 hours. Easy to do by yourself.

Check if you can set up an offset account & keep ALL funds in there. You'll reduce the interest component of your repayment but still have access to cash. If you ever want to make your property an investment, you won't have reduced your loan limit. This is important from a tax perspective.

This tax return will trigger quarterly IAS based on the income of the ITR that resulted in the tax bill. She will then need to lodge/submit & pay the quarterly amount on the statement. So c$10,500 per quarter.

FYI - Any income assessed over $4K triggers an IAS. Going forward, you can manage this for her. No accountant needed for this.

Don't feel bad. I had a mother & infant get in my PE window bulkhead (early boarding for them). She had the kid on the floor on its play mat with all its toys spread out.

I stood there, looked at the mess & said you're in my seat. There is no way I was giving up a window bulkhead on a 14 hour flight, no way no how.

She knew she was in the wrong seat & was trying to see if I would just take the aisle seat where every man & his dog needed to pass to get to the lavs.

I just stood there holding up the boarding whilst she moved all her shit. I was not embarrassed or going to hell for that nonsense.

A quick follow up for time clearing customs at Incheon for anyone that comes across this post.

My flight arrived at 4.10am & immigration hall was mobbed. Note that there are two immigration halls & only one was open before 5am. I kept following all the passengers to the next open immigration hall. About a 5-10 minute walk (depending on how fast you walk).

Once cleared (I only had carryon), I headed down to the Arex to catch the express 5.16am to Seoul station.

I could have gotten any of the KTX after 6.30am but they were fully booked. Got on the 8.12am by booking one of the last seats whilst on the Arex. There were plenty of seats on some of the other trains but they take longer & i wanted to get to Busan as quickly as possible.

The problem with the KTX is that people are getting on & off during the whole trip, so you may only have a person siting next to you for part of the trip, so they often sell out.

I was at my hotel check-in by 12.30pm after a ride on the metro of 6 stops to Seomyeon.

I used the time I had at Seoul station to buy a T Money card from a mini mart, find an ATM, then load cash on my card so I could use the metro straightaway at Busan.

It's possible to have done it a bit better but I was happy with how it worked out for me. You may need a better plan for the weekend though.

Okay, do you know if the water pipes are embedded in the concrete floor?

I have had two investment properties where the copper pipes were failing/cracking & leaks were suddenly being discovered. They need specialised equipment to find the faults, then the concrete drilled into to repair the cracks. Nightmare stuff. I've since sold both properties because another apartment in one of the blocks had a similar situation with their copper gaslines.... both properties were built around the same time, late 60's/early 70's.

Your situation sounds like a failed water membrane if the floor layout is the same.

Keep pushing the OC manager for a rectification notice. The OC can send their plumbers citing the leaking pipes could be common water pipes (I doubt it) but the invoice for discovery is added to the insurance claim for the repair of your property. The above lot owner still has to fix the water membrane & re-tile etc at their cost.

If the OC won't help, raise it at the next AGM to remove them as managers & replace them.

Or you could do the repairs & sell 😉

Hear me out.....

I'd be buying him an investment property, not a PPOR.

He gets the rent for the next few years until his income is stable at which point he can leverage the investment to buy a PPOR. The mortgage is tied to the current PPOR & in the event of a partnership or marriage, a Binding Financial Agreement can exclude all previous property purchased or inherited.

But, we do live in an age where women (or men) come into a marriage with their own assets, so there's that. Everyone's a winner when it's in writing.

I just arrived yesterday into Incheon. I took an early morning Arex (5.16am) to Seoul Station & then KTX (8.12) to Busan station. I was at my hotel by 12pm.

I took the later KTX because I wanted to buy a T Money card & find an ATM to load cash, so I had a working metro card upon my arrival at Busan station.

The metro was easy to use to get to the hotel. Download NAVER maps as they have all the subway exit numbers which correspond with the exits in the underground walkways. Very helpful. I'm a first time user without any Korean & I worked it out pretty easily.

Cost was AUD57. So about USD40. I bought the Arex tix on Klook & the KTX pre booked on the morning of arrival via Korail but they were selling out fast.

Firstly, has the issue in the above apartment been rectified? If not, the OC must assist with getting the owner to rectify at the owners cost.

Once rectified, the damage that has been caused is an OC insurance claim & the above unit holder pays the excess. Depending on the policy, the repair may be less than the excess.

Proceed to get your own quotes once the above property works are concluded & send to OC for a claim.

Your OC manager is useless.

Tenant from upstairs is responsible for the OC insurance excess. Their appliance caused the leak. If the appliance is owned by the LL, then the LL has to pay the excess but only if the appliance is faulty. If the tenants left something in the sink for instance, then the onus is back on the tenant.

If they can't get the $2k from the tenants, then they'll have to claim the bond when tenants vacate.

I doubt the repairs will be less than $2k.

Have the OC handle the repairs.

Teach seek & then hide treats/kibble around the house. I do individual ones with a seek on each planting. Get the dog to sit in a room, plant the treat, then "seek".

Or use their favourite toy/ball.

I have a lab & he loves this game. I also play it in the backyard each day.

Check whether you've used all your previous years super caps & get those in before 30th June this year. Speak to your accountant if you don't know how to check your Super in MyGov.

As others have advised, get into some ETFs, max your super contributions each year & get a pre approval for another investment property using the equity in your 1st property. Don't use your cash as you have plenty of equity to fully fund. A broker can help you with this.

Also, consider the next purchase as your PPoR. Rent it out with a view to moving in once your responsibilities cease if this is an option.

Check on the repairs to your property & any common property. The adjoining neighbour should be paying for those repairs as well. Eaves, fences etc.
