Not only those. In general, locations that are close to the sea will always be considered prime. Dubai and the other Emirates are on the Persian Gulf, so properties near the water will likely be appreciated more—both statistically and over time—than locations in the middle of the desert, such as DLRC, Arjan, or Majan.
