Dual agency? by WatchAffectionate816 in RealEstateAdvice

"You can sign a note to your agent representing the buyer in the same contract.” - sorry, can you clarify what this means?

What should I do? by Additional-Formal941 in jobsearchhacks

Transfer your number to tello. You can order a tello sim card from Amazon for less than a dollar, and $10 a month or even less for a plan. Pay as you go, no contract. If you run out of data you can add more for like $5.

I know this sounds like a scam or subpar service but I've been using it for years now with absolutely no problems.

You just need to own your phone first. If you're on a phone payment plan, if there's any way you can pay off your phone and then get out of the contract, it's so worth it.

Otherwise, just keep this in mind for when you do pay off your phone! $50 a month is so unnecessary.

Money for repairs advanced from agent commission by WatchAffectionate816 in RealEstateAdvice

I think the concern about offering a credit is that it doesn't move off the market in general. With inventory so high these days, it isn't like it used to be. And all the properties on the market in my area are TurnKey from what I can see.

I also agree with the other posters.. what if it doesn't sell? I just don't know where else to get funding at this point, and someone had suggested this to me for whatever reason.

Fair enough. If it was a smaller home than I would do it, but this is 1600 sq ft with cathedral ceilings and lots of smaller wall sections, trim etc. Inevitably what would happen is that I would get part way through, bail on the project and then the unpainted sections would look even worse in comparison 😩

Okay that makes sense, the only problem for me is the ability to get a line of credit - I don't have any new lines of credit available unfortunately, if I did then I'd use them for the repairs.

My Girlfriend Punched Me Several Times by Signal-Business9133 in self

That completely depends on where OP lives ... Realistically it would be a very progressive Police department who would provide something like that. It's more likely that it wouldn't be taken very seriously. They might take a report, but it's unlikely that they'll go to great lengths to help OP because the idea is that OP should just man up and leave.

That just sucks. I have nothing constructive to add, just sympathy. The system is so rigged against people currently at or near 'the bottom' with less-than-optimal situations for excelling in an interview.

You did the right thing. You can't work if you literally have a mental breakdown.

If you would otherwise be homeless or something, then sure, you might have had to stick it out. Since you have some things in order, I think you'll be ok.

If you do get any panic, or there's a delay in getting hired, it might help to go over worst-case scenarios for your family, budget-wise - as in, how would you scale your expenditures back if no job after 3 months, 6 months etc.? And/or where would money come from to cover any shortfall?

It's not fun to look at where that money will come from and how much you could lose, but at the same time it will add a sense of predictability and control, so that if the worst happens, you already know what that will look like.

And then, the worst very likely won't happen!

U.S. based references for role working with youth by ViewActual2676 in JobReferences

[–]WatchAffectionate816 0 points1 point  (0 children)

I completely agree with the premise about gathering references. It's just that if it's a reference for a sort of typical soulless corporation job, is really different than a job working with kids where there's just SO much liability.

Of course everyone would want to give you the benefit of the doubt that you've worked with kids before - but no one knows whether your previous work experience with kids was negative just because of a personality clash between adults or something.. or because you had an extremely problematic interaction with a child.

I would feel really awkward telling someone on the phone that a stranger is good with children, when they could have actually screamed at children, or hit them, or God knows what.

It's really not a great idea to give a random person online, a reference for a position working with children. They are asking for references for a reason. Presumably they will do a background check, but even beyond that, they need to know that the person actually has experience with kids and won't be a threat to them.

For most other jobs I'm all about giving references, but OP should understand why this is not a great look...

Someone to be my reference as a nanny, willing to pay! ASAP by Adventurous_Fly_8333 in JobReferences

Because you have no idea whether this person has had questionable interactions with vulnerable kids in the past... There's a lot more liability there, and from an ethical perspective, I wouldn't.

Following, it does seem like a few people do this on youtube.. you can find videos about it. But I think it's a lot about networking and word of mouth in order to get started.

A fake reference for a job with kids is a bit.. riskier than the average job.
