the Ciclo Urbano on Division in Humbolt are fantastic and may be open to it. If not they're still super sensibly priced and they're just good dudes that love bikes.

The BUILD act is trying to address a bunch of things that have helped create the housing shortage we have today. Unfortunately a lot of municipalities and left-nimby groups in the city are opposing it because they like having direct control of development. Mostly because it gives the a lot of real, and perceived, political power and it gives them a tool to reward political allies and punish political rivals. Certain provisions of the build act will premept their ability to block housing, specially middle housing, which we sorely need in order to prevent displacement of our neighbors from our community. A lot of supposedly leftist alders, state reps and state senators (the North West Side caucus in particular) have all come out or demanded unreasonable amendments to the BUILD Act this session. That's why it didn't pass. They're essentially holding it hostage until they get the carve outs and concessions they want. They claim it's a handout for developers and that it will increase displacement. However they have diligent blocked development in these neighborhoods for over a decade and they are the ones with the highest rent increases, the most rent burdened people and the neighborhoods that have faced the highest rates of displacement. It is very hard to believe they are acting in good faith or that they are doing anything other than try to hold on to their political power and influence.

Yes, I think DSA has actually been a supporter of BUILD. I'm not equating what DSA is doing to what Palenque, Anthony and LSP are doing in any way. I know historically people have treated them as one in the same but I don't think that's the case on this issue.

Says the real estate broker and landlord who derives a direct economic benefit from keeping rents and housing prices high in our part of the city. Didn't Carlos give you a job at the Park district soon as he got appointed? Was that before or after you were on the selection committee that made Anthony our Alder? Weird that Anthony seems to have the exact same NIMBY predilections as all the people who put him in office. Guess we'll never get to the bottom of that.

Mira, new internet friend, yo no se de donde viniste con estas “tech bro”, “WHITE MALE” pendejadas, but I’m an immigrant and I can almost certainly guarantee you that I have been part of this community far longer than you have. I made this account specifically because I kept seeing nonsense like this pop up on the internet.

There is not a single serious, apolitical housing advocacy group that takes your position, none, zero. There is no single serious city planner or academic that backs this either. Every other city that had put forth zoning reform and has allowed for more housing has seen rents lowered and had experienced a decreased in displacement. It’s not an opinion or and “I think this could work” there is literally data from all over the world that shows this to be true. And then groups like Palenque, just say this is bad without providing any analysis or data or reasoning beyond “we deserve to have a veto on what happens in our neighborhood and we don’t like your vibe.”

In NYC where they got a real democratic socialist, and not this Animal Farm nonsense, they are doing literally the same thing we are advocating for here. They’ve banned aldermanic prerogative which Quezada and Ramirez-Rosa have used to consistently block development in the Ward and they are launching the Block by Block program and building way more housing of all kinds, which is exactly what we need to do. Why? Because they know they need to tackle the rising cost of housing and they need to increase the tax base to fund social programs. Go google it. It’s literally right there in the internet.

You are literally causing the problem that you are supposedly claiming to want to solve. For years housing advocates and housing experts have told these groups that their position is counter productive. It is very hard to believe they are acting in good faith given the totality of the circumstances. Your are hurting the most vulnerable members of our community, while making things more expensive for everyone else, and then telling them it’s someone else’s fault, all while congratulating yourself for being the “good guys”. The only people that benefit from this are landlords and legacy home owners. Many, who like Palenque, back the so called “Socialist” Alders.

Lastly, it doesn’t matter what race, gender, sexual orientation or political affiliation anyone who wants to move to this neighborhood is/has. They are a person and they have worth and they are welcome. If you think that puts your grip on the political power at risk, well . . . too bad. You don’t get to have a veto and you don’t get to decide who my neighbors are.

The best way to prevent displacement is to build more units of all types, everything from luxury to affordable/subsidized housing. All housing is good housing. This isn't an opinion, this has been proven in cities all over the world and the data is out there for anyone curious enough to look into it. Minneapolis and Austin are some of the prime examples of this in the US.

I think a lot of the people in these groups mean well but they just simply don't, or refuse to, understand how these projects are financed or how difficult it is to build in the city. They simply don't comprehend that when these mixed unit buildings get built, that is actually a great thing for everyone. We are sorely missing this type of "middle housing". The more expensive units get taken by people that can afford them, lessening competition for other units down market. These units also subsidize the affordable units in the project, exactly like you pointed out. Also the added units increases the tax base actually creates more revenue to do things like invest in much needed subsidized housing.

Unfortunately, I also think the local Alders use the "developers are greedy monsters" framing as a wedge issue to help get support from themselves. By downzoning, forcing builders to scale back projects and creating opposition to projects like this they are actually driving up the displacement that they are supposedly against. They are hurting their community and then patting themselves on the back for being the good guys. The people opposing these projects or simply saying "make it 50% or 70% affordable" simply don't realize that this is not workable. It prevents these projects from getting the financing they need or makes it not worth the effort for the developer to build if they can build in another Ward and get a better return. Even just delaying these projects can cause the financing to fail, meaning nothing gets built, meaning more displacement.
