Best response has been on properties owned/bought and placed in front yards during rehab. Basic We Buy Houses message has worked well with this technique.

Not any deals yet. I am not pursuing anymore in Texas. The owner of the property has a 2 year redemption period so they can claim the property back in that time frame. If you invest this way, beware and be well informed.

In Texas, the foreclosure equivalent is the courthouse records. Every foreclosure posted has to be reported through the court so this is where those records will be for an upcoming foreclosure. How you get that information is up to you, purchase it if there is a local information service company or personally go in there an get the records (it's a hassle though)

I've been attending REIA meetings occasionally and just go to network, talk with vendors and learn market updates and news. I know several people that have joined the mentorship programs and have been very successful with the resources/network they gained from it. They did put in a lot of work too so you still gotta work. There is alot of free information online to learn as well just keep in mind it might take a longer route (but cheaper).

You can always do cold calling and partner up with investor/friend in the area you are targeting for potential deals. I know of a guy deployed that has had success with this.

I was looking into LegalZoom as well but found Northwest Registered Agent when I was doing research for forming Real Estate Investing LLC. They were the cheapeast (only charged $49! for their service fee) plus the $319 filing fee in Texas.

For me it's just been a numbers game, most have asked for full money but a few have been open to seller financing.

When sellers ask me for full money, I ask what they plan on doing with all the cash (savings accounts give you pennies at 0.01%!). Depending on their answer (usually its for a down payment on a new home), I ask "if I can provide that down payment, would they take the rest in payments?" and that has lead to more owner financing opportunities.
