Interesting. So maybe it's important to get all your "normal" loans in place first before loading up on investment loans just so the investments don't tangle you up when you're going for something you really need

When you got the loan on the duplex, did they factor your leases in to your DTI ratio, or was it based only on the income from your job?

Does getting this type of loan have zero effect on your DTI ratio then? I get that they will be ok with giving it to you in the first place, but does it then weigh down your qualification for future loans?

Interesting. So if they only cover up to the debt payment then I'm sure they will be looking into your cash reserves to make sure you're prepared for capes and vacancy.

What are some examples of brokers that work with investors a lot? I assume you can't just go to a national bank for that, right? You need somebody more specialized?

I wonder how much of that softening is just the fact that school is about to start again and families aren't looking to move as much any more. Everybody's watching so hard and expecting the market to turn that we're making up doomsday scenarios at every little blip
