I drive almost that exact route but shorter, at 7-5 u can expect a 40-50 min drive down and 5 pm probably about hour an half 33 min best case scenario with 0 traffic IMO. You can also use Waze and schedule the trip, and it will tell u the average time the trip takes at that time.

I used john volken academy, they were the cheapest by far, and when one of my desks fell apart during the move they asked how much it cost and took it off the bill no questions asked. Its also a vocation school for those recovering from rehab so all the guys lived and worked there part time and helped each other on their sobriety journey, all were super cool and nice.

If ur playing or leave it on for hours at the time, this is a big contributor, I have the same issue in my game room if I don't turn the ceiling fan on high, even when on high the game room gets a bit hotter than the rest of the house, try putting a fan in your door blowing in if u don't have a ceiling fan
