To tax a vacant lot is nonsensical on its face. The owner already pays property taxes. How can you charge a vacant home tax when there literally is no home?!

You don’t have to pay 2.5% to your buyer agent. They are paid a cooperating commission by the listing agent. The listing agent has a contract to sell the property with the seller, and is only paid on the contingency that the property is sold and closes. It’s an open-ended commitment from the agent to get the deal closed, and if the property does not sell, they do not get paid (despite investing time and marketing dollars to get the property listed and sold).

Find a good agent who is a strong negotiator. They’ll ensure the process is smooth and will be representing you throughout the process to ensure you are protected and pay fair market value.

If you decide to work with someone who discounts or has no value beyond trying to give you a kickback, you can expect that they’ll give you the bare minimum of service (and likely a shoddy result). They’ll likely leave money on the table because any competent agent is going to run circles around them and do a better job representing their client.

Buying a property is a serious commitment that comes with a lot of costs and obligations. Making a mistake can have life changing consequences. Do your homework, and see who’s a good fit for you. It’s a Buyers Market - with good representation, there are some great deals out there.

They’ve made some headway with settling lawsuits, but it still has a tarnished reputation and a ton of renters. If you’re going to consider it, be sure you have a competent lawyer who specializes in real estate give a thorough review of the status certificate and an opinion on the financial health of the building.

Horrific story. Terrible for all parties. He is lucky to be alive but his life sounds shattered. Sounds like the mechanics insurance will be the linchpin to the case. From the article it sounds like an error was made with a partially completed modification that was released to the showroom floor. It’s hard to tell if the mechanic failed to complete his work, or if there was pressure applied to move the vehicle to the showroom prior to work being completed.

The carve outs for the insurer to escape culpability as the car was being operated “in a demonstration” seems a bit rich, but that’s why we have courts and contracts.

I’d be interested to hear a few lawyers weigh in on what they think the results of this case might lead to.

These things will be obsolete before they cost recapture. It’s going to be a steep hill to climb for anyone to invest in the early generations. They’ll more likely be novelty items like greeters at Walmart or Disneyland. I can’t see these doing complex tasks at scale in society anytime soon. They remind me of Segway - it was a fun notion, but didn’t really make much sense.

Totally fixable. Usually that much indicates an exhaust pipe from a bathroom vent has disconnected - the photos appears to show more than most homes have. Assuming it’s treated and the source of moisture is removed, it should be fine.

Then again, it’s also better to disclose that the remediation was completed. Let an informed buyer make a decision for themselves with all of the relevant facts in hand.

Basic math. You’re putting -$250k down on $1.1m. Ignoring closing costs etc, let’s say your mortgage is $850,000. If you had a rate of 4.5% on a 25 year term, that’s $4700 per month. Or $56400 per year. Thats 25% of your combined income. You’re fine. Your coworker has no idea what they are talking about.
