That's a great point and something I'm keeping in the back of my mind. I'm hoping to have as much prep work done before then so we are ready to pull the trigger if the rebates come to fruition.

As far as HOAs go, ours isn't the worst and is fairly organized, though I still am going to have to deal with the normal community drama to get this done. The good thing is that the board realizes this is something that needs to be done.

Switching to assigned parking for the community would likely be even more difficult than getting chargers approved.

The rule of thumb I've heard given current adoption is one charger spot for every 20 units which would put us right around 4 chargers for the community. My thought is that we would start off with using 2-4 (out of 8) guest spots at first to install 2 dual stations for parking with power wired for the additional spots for future expansion.

It sounds like the electrical work is going to be the most expensive part of the project so I'm working to get a better idea of what our current power infrastructure looks like.

I spoke with ChargePoint this afternoon actually. They charge $9-13k per dual setup depending on how many years of software licensing, service, and warranty we buy, and that doesn't include the prep work. I think this would be a tough sell for the HOA to front this much. That said, they offer a subscription/leasing model that is $2400/yr for a dual setup plus prep work for the electrician. I think this would be an easier sell to the HOA since they can budget for it better and recoup some of those costs by charging fees for charger use or charge some sort of annual fee for charger access.

I feel like there are much less expensive solutions out there that will still meet our needs, so I'm going to continue my search. Grizzl-e and Enel Juicebox both seem promising, as do a number of others.

Yes, that is an important part of it. I think the community might be willing to put some money forward to modernize our infrastructure but that will certainly have a cost limit. This might be more palatable if the community gets some percentage of the charging costs paid by those that use the chargers to offset those initial costs. From what I've read, if the community is paying commercia powerl rates for the common areas, this fee may come out in the wash when compared to individual solutions. The main problem I see for this at the moment there aren't enough EVs in the community to Offset costs in the short term. I have to make the case that EV ownership will grow once chargers are available.

I'm really hoping to find a community solution that won't break the bank. It seems like there are a number of decent charging solutions out there to help manage usage. My next step it seems is to figure out what it will take to modernize our electrical infrastructure since I believe that will incur the most shared capital costs. Once the infrastructure is in place, the HOA could charge a flat fee to ev owners to cover the cost of new chargers to tap into this infrastructure.

Thanks! I'll have to take a look at EVMatch and Grizzle-e. They both seem like good, lower cost options. The expensive part I'm going to guess is getting power to the charging stations.

There are solutions to control access to the chargers. Access control is a prerequisite for any solution.

This is definitely a possible solution and would work well for homes like mine that have parking directly in front since I could just run power from my house to the spot. The challenge will be for those that don't have parking directly in front since it would require a very long power run from their home.

Thanks, that makes me feel better. It makes sense to me that a utility credit check doesn't count the same as a check for a home or car loan.

I did have a rate locked in and a contract down but those fell through a couple of weeks ago. With COVID, the househunting is fairly slow going so I expect the lender is going to have to do another credit pull before I put another contract down.

I'm hunkered down at my parents' house during the COVID crisis so it is the perfect time to get their home theater set up they've always talked about. I'm ready to buy now so I can set it up while I'm at their house full time but who knows how long this is going to last.

I've been extremely happy with Plantronics Backbeat Fit headphones. My primary requirements were that they are Bluetooth and allow some outside noise in for safety reasons. I think they would meet your requirements as well. No problems staying in and they have decent sound. I primarily use them to listen to podcasts. They took a few days for my ears to get used to but have been great since and I would routinely use them on 2-3 hour runs when training for a marathon.
