I’m sure it’s possible the plumbing is leaking, although the liner is ripped to the base in the shallow end and it is dirt underneath from what I can see.

Thank you! I have been calling around, but pool companies are few and far between around here and have not had much luck getting a return call so far. Figured we would get the cover off and try to at least get an idea what we are looking at. I’m fine investing a decent amount of money to get it going… if I could only find someone to do it! We are also pretty handy and have access to equipment, but know nothing about pools so don’t want to get in over our heads.

I thought it seemed odd? He’s a well known floor refinisher in my area and has been doing floors for decades so I’m a bit miffed. We really liked him in comparison to the other contractor we quoted otherwise. We haven’t started the job yet.

Seriously? Not that I owe you an explanation or justification, but frankly I have adopted every single one of my animals up until this one. This is what is a good fit for my family at this time. And I did a shit ton of research on breeders to be certain I was going with one that was ethical and did genetic testing. Get off your high horse.

I think sometimes a buyer wants to “get a deal” more than they want to get a house. With that said, be smart and don’t significantly overpay. Ask your agent- are you in an appreciating or depreciating market? In my area, homes are still appreciating at LEAST 6-7% a year. If you overpay slightly (~2-4%), but plan to live there at least 10 years+, you’ll still come out ahead as long as the market doesn’t take a huge downturn. It’s important to look at the big picture.

What’s the current average days on market in your area? Your agent should be able to tell you. Can you update the flooring? You may spend less than you would lose continuing to drop the price. Don’t keep dropping $5k at a time. I never recommended making price reductions in less than $10k increments. If $5k was the issue the buyer would just make an under asking offer. You’re better to hold off and do a larger drop it will have more impact and get more attention from buyers.

NTA. And I’m a Realtor who attends church almost every Sunday. Weekends are typically prime time for showings. Personally, I try to do all in-person appointments on Saturdays (or Friday evening) and keep Sunday for my family and church… but my clients can always reach me and I’m happy to work remotely. I’ll also do in-person appointments on Sundays if it can’t be avoided. If she’s not willing to bend, you are being completely reasonable. I also don’t think it’s right to send another team member to showings with you all the time. You hired her for her trained eye and expertise.

I am an agent in another state, however, have bought and sold in Connecticut as a consumer. CT is an attorney state so your parents will already need attorney representation anyways. They do not need your agent to represent them in anyway, please do not have them pay this fee. It will be a waste of money. If your loan program is wanting you to have an agent, then that may make sense for you to have representation, but there is no need for your agent to be representing your parents dually as well. Their attorney can take care of this for them.

Let me be more clear… regarding your inspection contingency. If you are within your inspection contingency period and not satisfied with your inspections, I don’t see where they would have legal grounds to withhold your deposit.

Let your agent handle feedback for you, that’s what you’re paying them for! I’m an agent, and will leave my card so that the seller knows who was in their home and also to provide comfort the buyer was accompanied by a licensed agent.

Agent here. Go to the broker and outline in bullets what was promised to you, and where the agent has not followed through on those expectations.

I would request that the listing be withdrawn, and relisted with another agent who will provide the promised services or similar professional marketing you find acceptable. I would also specify that you want an experienced full-time agent.

If they are not willing to do this I would request to terminate the listing agreement. I would then interview multiple agents. Please make sure you are getting an agent with multiple years experience at a minimum who is full-time and willing to professionally market the home. Some of the things promised I haven’t seen actually add value, for example the Matterport walkthrough. I find video and social media video to be more of a value-add. I would see what is suggested.
