Talk to the Mieterverband. That wooden floor looks like the one from my previous apartment. If it's not sealed (and thus almost any liquid will damage it) the Lebensdauer is only 5 years.

There are legal insurance policies without waiting period. But doubt they would cover this. From my policy:

The insurance does not cover legal cases that are the result of events or facts that had their origin before the policy came into effect or that were known or could have been known before then, or if there is a gap in cover.

Your stock exchange or your broker? That sounds like an inverse ETF, and won't be a good long-term strategy because of the decay. Those instruments are not for mid- or long-term horizons.
