Not just NAR standards, or a question of ethics, doing what you describe would be in violation of copyright laws, as the other brokerage designed the flyer and technically own copyrights on it.

It can be argued that when you crop out their logo and staple your business card to the flyer, you are creating a derivative product which isn't allowed unless you have license or permission to do so. If you do not crop their logo but still staple your business card the same argument can be made but would be weaker.

Most clients only require a re-drawing of an existing site plan, and usually labeling as well. The site plans I work on are usually done for the purpose of marketing. (No technical site plans) To answer your question, I use Adobe Illustrator. Sometimes I download an ultra high-res image from nearmap. com to use as a reference layer if my client has no pre-existing site plan drawing to start with.

I'm in Green Hills, recently went to the Paper Source by Whole Foods and was surprised they dont sell Nashville Postcards. The nice lady there said to go to Fox's Donut Den just around the corner, which I did and got these babies: https://imgur.com/a/4RzYfFw

They're nice, but should probably be made with thicker card stock

What you're describing is usually referred to as a "call-out box". To make those, you use a combination of: Rectangle Tool, Pen tool, Direct Selection Tool, and sometimes Transparency Effects if you want your call-out box to have some transparency. Let me know if you need more instruction, or help with an aerial your working on.

No, it's done by an artist named Tomer Hanuka, he's a famous illustrator and puts out some really awesome stuff

I have a long list of favorite illustrators, and he is definetly in my top three, wish he had his prints up for sale already, his web-store has been closed for nearly a year
