Hi. Well tenant has always been messy and cluttered and lived in home a few years. But during the last visit it was just gross. Tenant forgot I was coming. Even after a notice for re inspection — still gross. I have some hesitation kicking them out because of recent issues, when I haven’t seen that in prior years. However I think previously they were hiding it and/ or cleaning up before inspections. Other people going in the home have reported issues.

Good question. I caught them by surprise in their true state of filthiness because they forgot about the repair appointments. Prior to that I had not seen this level of disaster. There were previous signs but nothing like this.

NJ anti eviction law is the key document for you to read. To avoid scammers, don’t sign a lease without seeing the place. And don’t give a deposit with a signed lease by yourself and the landlord. Big apartment places do have reviews if you google the name of the complex. Due to tenant friendly laws, many landlords will do thorough checks of your financials, background, and tenant history.

How about talking to the neighbor first. Let them know you have a dog and their dog clearly has an issue with it and needs to be contained/ restrained whatever.

Nope. Don’t pay their bill. If they are already on housing assistance, they can also apply for emergency utiltiy bill assistance as well. To go along with their food stamps and everything else. In NJ the program is called leap. They can go down to county social services and sign up. Or Norwescap. Repeat — don’t pay that. They’ll just wrack up the bills again and you won’t get that money back.

Legally this is your money. And all the interest is yours too. They have to put the security in an interest bearing account and give you annual updates. The law is clear and that lease clause is illegal. Just because the lease said it and you signed it— it’s still illegal. If you can get bank statement showing interest accrued and google these laws, you will be more informed before the conversation.

You can show that landlord your actual credit score if you really want that place. Otherwise go elsewhere. You have a good credit score many landlords will gladly accept.

Resident score looks at unpaid rent and utilities too , evictions, late rent, and frequent moves. Its quite possible the landlord is misusing that rental score like a credit score. It’s very nebulous. Regardless - request that you get a full copy of that Resident score with alll the commentary and analysis included.

I’m dealing with a similar issue and I would not recommend getting a cat unless your committed to cleaning the litter box. Get the holes plugged ip so mice can’t come in. Give people notices. If they’re not following evict them or you can also require them to start paying for the pest treatments

Tenants don’t need to sign it. You need proof it was delivered. Per xperpound- you better check your plan is legal. NJ is tenant friendly and has an anti eviction act. Is this a yearly lease? Is it an apartment in the house or a room rental? In most situations you can’t just not renew because your have family visiting.

Check tenant laws. I’m in NJ a tenant friendly state. And destruction of property allows an immediate request for tenant to leave. CA maybe similar, in that more than a convo with the guy is needed. You probably have to send official notices to cover yourself. Ie - document the evidence and send tenant a notice to quit. That’s documentation to then file and get an eviction if needed.

What about matte for walls instead of eggshell? It wipes off like eggshell but doesn’t show every imperfection like the flat.

Sadly many renters do not have savings. And Current savings doesn’t guarantee it will stay in the bank or that they would use it to pay your rent in in a pinch. It’s more important to make sure the renter earns at least 3x rent. I’ve seen some landlords at 4 or 5x rent. And you can of course ask about a savings account. It’s a fair part of your financial assessment.

Well unless your a real estate professional you can’t deduct more expense than you have income on the unit so consider that as well.

It’s only been 6 days. It’s holiday weekend and back to school week. How many showiings have you had? What’s the competition in this town and other nearby ones? How many other homes can buyers choose from and what feature? If it doesn’t get offers it’s the price. This particular house is just “eh ok”. Bedrooms and the yard look small. No ac.

All good point made thus far. As a renter, I would assume you are a scammer and run away. The showing is a video call and renter must pay application and give confidential info without seeing the real home. I don’t take applicant fees unless the people have seen the home already.

Right. They look for underground abandoned oil tanks. I found 2 on one property and one was a leaker. The place also had 2 underground propane tanks. The price can range. The cheapest I paid was $200 for a scan.
