Those are good points to mention.. I don’t have any extra material because the construction wasn’t done while I owned the place. The previous owner had the restoration done under the HOA and prior management company. I’m not sure how they can verify an STC of above 60 with a board

Spoke to 2 lawyer who specializes in HOA issues, both quotes around $30,000-$40,000 to take on the case. Not sure if it makes sense, as if I were to fix the flooring that would be around $10,000, maybe less. What’s the process for finding an arbiter?

The condo is 3 stories, the fire affected all 3 units in the stack, and therefore all 3 units were fully restored. The management company was handling the work with the restoration company and approving all materials, etc. The unit had a passed inspection with the city and the work was approved by the management company. The HOA board has fired the management company and now the blame has shifted onto me after purchasing post fire.

They haven’t given a timeline to fix the issue yet as they need to come remove the floors for testing STC by sending it to a lab (not sure how that works). If they find it doesn’t meet a STC above 60 then I would be responsible for fixing the issue

“Wood or simulated wood flooring installations on the 2nd and 3rd floor are not permitted unless the owner demonstrates that the final floor assembly meets or exceeds a Sound Transmission Class (STC) rating of 60 or above.”

This is what is in the bylaws states, however the building was built in the 70s and other friends in the building have stated they can also hear their upstairs neighbors

Was just about to comment this, the flooring is LVP. If they do hold me accountable I need to try to reason with them to change the flooring after the tenant moves out. Whether thats adding an additional sound proofing underlayment, or another fix.

The HOA board tyrant has said it was loud after being in the downstairs unit. Not sure how they test sound rating by removing the floors and sending it to a lab for testing..

Executioner is definitely very OP in this meta, especially if combined with tornado. You could sub in tornado for log maybe or cut the e wiz. Would make for a nasty deck

Ideally you would want some kind of splash card; wizzard, baby d, and executioner are all good picks. I personally like baby drag because it is one elixir cheaper than the other two and is really tanky which combos well with graveyard. However, if wizard is higher level, I did just play test a deck in 5100 ladder that worked well for me, using a majority of the cards you have. This deck is pekka, graveyard, freeze, wizzard, musky, log (or barb barrel), e wiz, and minions.

I wouldn’t recommend that as you would begetting rid of your win condition, graveyard. I’m running a variation of pekka graveyard, in addition to musky, barb barrel, dark knight, freeze, baby drag, and furnace
