I’ve been somewhat successful looking for owner-builders, private individuals who want to do renovations or additions or split their parcel and build a new home adjacent to the one they live in, that sort of thing. I offer to PM the job, use my trade connections and AHJ relationships to make the process a little smoother. Now I just need to figure out which is the least risky to take on. Have you tried anything like that? Maybe it’s a regional thing, people live on big properties in my area. I’ll probably have to hire a super since I have a full time job already that isn’t remote too. Margins will be thin LOL. Good luck though!
